Perform preventative maintenence inspection on Waterfurnace 7 Series geothermal system. Performed all tests and took all readings with Aurora Aid Tool. Inspection of blower and compesssor compartments. Inspection of air coil. Current air filter is in good condition. Run test system in electric strip heating and geothermal heating. No issues found or suspected and all parameters measured within specs per manufacturer manual. System is operating properly, efficiently and ready for Winter. Set all thermostats to fan on continuously to help combat room temperature differences. Turned stage 3 differential to 2F and outdoor temperature lockout for axillary to 40F. Recommended dampering down registers in hot rooms, opening registers in cold rooms, and diverting air away from temperature sensors to prevent short cycling.

Upon arrival, inspected system and found inducer motor was seized. Pull inducer motor remove debris from housing and free motor by hand. Bearings are extremely stiff with age of unit and the unlikelihood of getting a motor available today, Oiled motor and test ran system with current motor. Got system operational temporarily will have to return and replace motor or replace whole system if customer prefers alternative route.
Preventative maintenence inspection on Carrier high efficiency gas furnace. 20x25x1 air filter in new condition. Clean flame sensor and check ignitor ohms. Flush condensation trap and drain lines. Run test unit in heating mode from thermostat. Temperature rise is within specs. Blower and inducer motors tested good. Pvc flue vents in good condition and no sign of leaks. 0PPM CO detected during testing. System is operating properly, efficiently and ready for Winter.
Preventative maintenence inspection on 2020 Waterfurnace 5 Series running in great condition. Replaced air filter. Insp3cted blower and compressor compartments for any damage or loose wiring. None found. Test ran operation of auxiliary heating. All heat strips are operating properly. Also tested operation of geothermal heating. No issues found or suspected as system is operating properly withing specifications for temperature rise, blower Amp draw, and refrigerant pressures read from Aid Tool. Per Tim's request, auxiliary backup differential is set to 4° below set point, and auxiliary lockout set to 40°. Both ofthese done in attempt to limit the operation of auxiliary heat. If the system is having very long operation times and causing auxiliary to run on a frequent basis, it s recommended to have a home insulation evaluation done to help conserve energy in the home. Waterfurnace is operating properly, efficiently and ready for Winter.
Replaced two stage gas valve Set gas pressure 3.5/1.9 Furnace working normally
Preventative maintenence inspection on three units. One geothermal and two gas furnaces. Geothermal unit is in clean condition. Air filter is in decent condition, check again in 1-1-2 months. Test ran operation through Aurora Aid Tool. Tested operation of electric strip heat and geothermal heating. All tested withing specifications. Two gas furnaces are operating in good condition. Air filters are in clean condition. Cleaned flame sensors and checked ignitors. Visual inspection of burners. Galvanized B-vents are in good condition. 0PPM CO detected during testing. Test ran each furnace in heating mode from thermostats. Both are operating properly and within specifications. All systems are operating properly, efficiently and ready for Winter.

Systems operating normally. High usage was from the time period while the systems were malfunctioning Current usage is back to normal for the upcoming bill. Signed up for silver maintenance on these two systems.
Complaint of noise from a trane AC and intermittent no cool Everything measures within factory specifications: capacitor, Amp draws, refrigerant charge, and delta T Per the fact sheet for the outdoor unit, a start relay and capacitor are an approved accessory Installed a start relay and capacitor Purposely short cycled the Compressor to attempt to recreate reverse compressor direction and locked rotor. Compressor starts properly and in the correct direction every time.
2 system 2013 Carrier r410a puron Air conditioners and matching attic installed 80% gas furnace horizontal x2 Both systems were in failure mode in cooling upon arrival. The front system had an outdoor unit not operating due to a faulty 370 volt power supply causing both compressor and fan motor to overheat and shut down on thermal limits. The north 5 ton system was frozen solid with 3 in thick of ice everywhere inside and outside This system was diagnosed with a faulty outdoor capacitor however the primary cause of the freeze over was a failed blower motor on the indoor furnace Wash and clean and reset thermal limits on both outdoor units Replace power supply capacitors on both outdoor units Replacing door OEM carrier blower motor on North 5 ton system
Did not find any concerns at this time unit is operating as expected
Adjusted the furnace blower speed. When I arrived the delta t was at 20 degrees, but there was barely any airflow coming from the registers. The delta t is now at 18, with cold air coming out of the registers. Danny will call back later this week with an update on the system. We might have to move the thermostat
