Preventative maintenence inspection on two AC systems. Larger cooling only system replaced fan belt. Smaller system filter changed and drain pump cleaning. Disassembled and water flushed coils for both rooftop ac systems. Test ran each in cooling my mode from thermostats. All systems are properly operating at this time.

The blower wheel assembly shaft bearings have failed causing the vibration rumbling and intermittent squeaking and clanking. The blower wheel housing, blower wheel, blower wheel shaft, two bearings, two bearing brackets, and shaft pulley all needs replaced Seth has located all parts available at Trane in the Atlanta warehouse that will require 2 to 3 days for expedited delivery Ashlea is contacting the property management company for verbal approval to order the parts based on a $2000-$2500 approximate estimate. Seth will complete and send the final estimate asap

Replacement warranty Humidifier water source line connections nut not properly secured allowing water to leak into humidifier and out of the casing. Lead to the appearance that the internal structure of the humidifier was leaking. Tightened nut and test ran.

Upon arrival inspected unit and found two units on rooftop with disconnects in off position. Flip both back on and verify operation both came on and started cooling. Double checked with tech accidentally left both off no issues to need shut down at this time.

Based on the original service request by Paul the rear system inspection appears to be in 100% good functioning condition at this time no evidence of water in, on, or around the equipment, in either of the overflow drain safety pans, on the floor of the second floor or the ceiling of the first floor. Diagnostics of the second system, The 8 ton American standard front of the building cooling only equipment initially did not discover any water or flooded drains until the occupant of the office below the front system was discovered cleaning flood damage. Running tests and drain inspections discovers a 100% blockage of the 1.5" "houseā€ drain spanning 20 to 30 ft across the drop panel ceiling of the first floor associated with the American standard second floor air handler. Glued and primed fittings are falling apart at the air handler and the horizontal drain does not meet national code for proper fall and drainage causing bellies and low spots holding sludge and debris Reattached the b

Service recall Dining room unit RTRM locked out again No diagnostic output pulse for pins 7,8,9, or 10. The fact the board is locking out without indicating the nature of the fault leads us to believe the board is intermittently failing. Recycling the power restores full functionality. Showed the store manager where the breaker is to reset the unit.

Dining room unit locked out again. Cannot pinpoint fault. We need to get on the phone with trane tech support when they are open during the week. Unfortunately, we cannot diagnose the issue without an active fault. Resetting the power clears the fault and allows the unit to operate normally through a series of full cooling cycles. Both compressors run, no frost on the suction lines. Condensate is draining properly. Unsure how much run time trips the lockout fault. Showed staff where the breaker is so they can work through the issue if it happens again this weekend.

Confirmed equipment was in hard lock out on service code 2 flashes on the RTRM LED 2. The ignition module was not calling for any heat therefore no diagnostic LEDs or flash codes and normal operation only on the RTOM driving the plenum fan assembly Confirmed y1 and y2 cooling calls with no operation of any modes. Per tech support, lock out #2 could be related to any add-on accessories, cooling mode, or heating mode. Diagnostics can only be led in one direction with DC voltage testing during lockout. After resetting the equipment all systems appeared to run normal. Cycled system back and forth at least 3 to 4 times between heating and cooling and high and low stages. All operation appears normal Air filters are an acceptable condition Repaired loose connection at the flame sensor and resurfaced sensing rod. Confirmed high stage cooling mode running at 39°
