Furnace Maintenance

I explained what happened, team was able to find and fix problem. They also took the time to educate me on my Furnace so that if another problem occurs I can help them pin point the problem, potentially saving me a service call charge. I have been using Westin for almost four years, great people, highly recommend.

Visit on 12/7/15

Had a heat problem over the weekend. Westin team was able to help me over the phone (early on a Sunday morning no less) so I could avoid the more expensive weekend visit charge. They then came out early Monday morning to check my heat pump unit to make sure everything was working properly.

Upon arrival today the system was turned on and set to 75 and and maintaining 75 on a normal cycle. Air filter is very dirty and may have played a part in the extreme temperatures in the past few days. Installed replacement 16x25x1 plated filter from truck stock, inspect and run test outdoor equipment. Outdoor coils are in very good condition and no cleaning is required. Electrical compartment has rodent activity including a dead mouse on the contactor relays, paper shreds and droppings throughout. Test run outdoor equipment in cooling mode second stage, refrigerant pressures are within specs 25 UF fan motor capacitor and 25 UF compressor capacitor are both below specs creating underpowered equipment and reduce capacity in the most extreme temperatures of the year. Recommend replacing both motor run capacitors Estimate has been sent attached to today's invoice receipt and is awaiting approval by homeowners Thermostat had nine pages of logged diagnostic alerts. 34-year-old train r22 heat pump is very low on refrigerant charge. The system is not cycling on any safety switches and is continuing to run at 34 to 36 PSI suction with intermittent freezing occurring Estimate prepared for the homeowner for a worst case scenario was approximately $1,425 for 15 lb of refrigerant with labor and leak stop. Homeowner understands he will only be billed for the used amount but has declined repairs at this time and would like a replacement estimate and financing information If a refrigerant charge is desired within the next 30 days no additional trip charges will be billed. The estimate will be for labor including leak stop and up to 15 lb of refrigerant. Homeowner understands that the refrigerant will be build by the quarter pound and the bill will be adjusted at the end. The mandatory authorized estimate is a worst case scenario if all 15 lb of refrigerant is required

Confirmed locked up compressor pulling 98 amps with replacement capacitor and super boost installed Compressor, compressor capacitor, liquid line filter dryer, TXV, 81 Oz new r410a all need to be replace. Air coil needs duct board dropped removed for heavy duty shop vac and chemical coil cleaning, pressurized ground loop system contains alcohol and both pumps are confirmed operational however pressure has been reduced to below 10 psi. Ground loops need repressurized with house water pressure. Refrigerant pressure is holding at 210 PSI indicating a probably mostly sealed system however due to the nature of the compressor mechanical lockout all refrigerant needs replaced including a acid scavenger treatment Seth will follow up with parts distributor and prepare estimate ASAP

Performed cooling maintenance on a Trane two stage heat pump Filter is clean Blower is clean Drain is clear Wiring is secure and no signs of overheating Outdoor coil is clean Capacitor tested in specification Wiring is secure and no signs of overheating A mouse showed itself while testing the unit. Thankfully, there isn't any chew marks on the wiring yet. Recommend pest control to get rid of them. Refrigerant charge is in specification Complaints of noise from the heat pump since day 1 Interested in Daikin heat pump and possibly switching to a dual fuel system since there is propane.

Service department warranty Condenser fan motor intermittently operating but running like normal at full speed upon arrival today Cell phone video shows the motor is powered up in some fashion but barely spinning Homeowner is not concerned with any multi-stage or heat pump heating mode operation of the equipment. They have natural gas in the house now. Rewire controls to bypass defrost control board fan cycling relay on the T1 Hi voltage circuit and rewire to bypass two outdoor thermostats on the T2 fan circuit. The new outdoor fan motor installed 2 days ago is now wired directly to the contactor to run at high speed anytime the compressor is on. Confirm correct motor and capacitor wiring

2004 Lennox AC is operating properly, but in fair condition and showing age. 16x25x1 air filter in good. Visual inspection of indoor coil. Flush drain pan and drain lines. Run test unit in cooling mode from thermostat. Outdoor disconnect was off due to previous fan issues. Once inside AC electrical panel, a rodents nest was found and many of the low voltage and high voltage wiring was chewed up and showing bare wire. Performed wiring repairs to remove damaged wire and reconnect. Due to age and condition of contactor, we replaced that aswell wich is a candidate for why the fan would not shut off. After wiring repairs and contactor replacement, test ran AC to check refrigerant pressures. R-22 refrigerant pressures are within spec. Exact pressures and temperatures on photos. Dual run capacitor is within spec. Condenser coils are in clean condition. System is operating properly, but due to age, an estimate of lifespan cannot be said. Recommend preparing for replacement in the near future.

System is operating properly and within refrigerant and air temperature specifications. Refrigerant pressures and temperatures are as follows, High 250psi with 10F Subcool, low 105psi with 12F Superheat. Delta t of air across indoor coil is 19F with new filter installed. Return temp 67F, supply air 48F. Tested indoor air coil for any refrigerant leaks with electronic refrigerant detector, none found. No issues were found or suspected with heat pump, indoor coil, or refrigeration.
