Preventative maintenence inspection on Lennox high efficiency furnace running in great condition. 16x25x1 air filter is new today. Clean flame sensor and check ignitor. Visual inspection of burners. Flush condensation trap and drain lines. Run test unit in heating mode. Temperature rise is within specs. Blower and inducer motors tested good. Pvc flue vents in good condition and no sign of leaks. 0PPM CO detected during testing. System is operating properly, efficiently and ready for Winter.

Changed the settings on her nest thermostat to humidify in heat mode. Also turned water pressure down on the saddle valve.

2017 Trane high efficiency furnace running in great condition. Cleaned Trane Clean Effects filters. Clean flame sensor and check ignitor ohms. Flush condensation trap. Humidifier pad in good condition, damper opened, run test during heating mode. Run test unit in heating mode. Delta t of 50F with supply temp of 123F, spec Delta t of 40-70F. 2" pvc flue in good condition and no sign of leaks. 0PPM CO detected during testing. Blower motor and inducer motor running within specs. Unit is operating properly, efficiently and ready for Winter
Performed cooling maintenance on new Bryant AC system 16x25x4 filter is good Drain clear Blower OK Line set insulation good Tore down and washed outdoor coil Checked refrigerant charge, running 5.3⁰ subcool, spec is 8⁰ Added a few ounces of R454b refrigerant to get 8⁰ subcool System is clean and running within factory specs at this time.
Replace two elbow fittings and approximately one foot of pipe. New 26 gauge pipe and elbows used for replacement. Three screws n each fitting to ensure nothing comes apart in the future. Light water heater and set slightly lower than previous setting per Ron's request. Water heater vent is good and safe for use.

System is operating properly, efficiently and ready for Summer.
