I performed a single system cooling maintenance on gas zoned system. Furnace is a 2017 and the condenser is 2018. I checked amps, capacitors, filter, drains, electrical, and cleanliness. The system is cooling inside of manufacture specifications. However I did notice some potential red flags for issues to come. 1. The primary drain is actively clogged. 2. The zone board is having an issue on zone 1. It can likely be addressed by switching to zone 3. This is causing the downstairs zone damper to become over heated. 3. The contactor’s contacts are heavily charred and could result in failure. 4. The blower has dust build up on the blower wheel. This leads to the blower straining to perform. 5. The compressor is starting just over the LRA. This causes damage to the compressor and other electrical components in the outdoor unit. 6. The capacitor is right at the bottom side of the manufacture recommended range. It is advised to replace before failure happens. Customer decline
