Returned to our clients home to preform another inspection on the finished home. The HVAC system has not changed or been addressed from the previous visits. The system is a 5 ton single stage AC with a 90% furnace for a 3500 sq ft home. The unit is undersized according to the manual J I ran today at the home. I ran the manual J with an average outdoor temperature of 110º and it was closer to 7 tons. There is not enough air being supplied to the entry way of the home. The master bedroom and one of the smaller bedrooms have the return grill within 4 feet of the supply air in the room. There is a large gaps present on the evaporator coil that is allowing a significant amount of air to leak. This is due to a compromised cabinet door that needs to be secured shut. There are several gaps in the return box, a the filter hits the closet door making it inconvenient and difficult to remove and replace.
