Today we arrived onsite and the homeowner showed us the pre-move in inspection from before purchasing the house and gave us the rundown on his main concerns. We started our inspection of the electrical system at the panel, where we found a few issues, including: corrosion on the bus bar, some breakers that had taken on heat damage, lack of surge protection, double-tapped breakers, and a wire that was melted at the breaker connection. We ran a full load and amp probe test to ensure the circuit was not over-drawing power. The circuit did seem to be drawing a normal amount, and the damage must have been caused in the past. We also checked the devices throughout the home, interior and exterior. We made note that some of the devices did not have proper grounding and the homeowner made us aware that he may be considering a re-device in the future.
