The I arrived at the property to preform a system inspection. I tested all the electrical components and refrigerant pressures for both upstairs and downstairs units. The downstairs system has an outdoor Goodman condenser from 2022. The corresponding Goodman evaporator coil is from 2018 and the Amana furnace is original from 2005. The outdoor condenser has extremely high start and run amps for the compressor motor. The max start limit is 79, today I tested 60 Run amps limit is 16.7, today I tested 10.9 The capacitor is beginning to test low but still within manufacture specifications The refrigerant pressures are also reading low. The indoor furnace has the blower motor which is visibly leaking oil. The max start amps is rated at 10.7 amps, today it tested over manufacture limit at 17.8 amps The max run amp limit is 6.3, today it tested at 7.7 The downstairs unit was only cooling with a 16º drop. We look for a temperature drop of 17º to 20º. Another indicator that the unit is not oper
