Today James visited to help John decide if the ductwork can be repaired or if replacement is the only option. Replacement is the only solution. Every run, supply and return, has rodent damage. The ductwork is not properly sized or installed. Since the ductwork doesn’t seem to be causing any immediate problems we’re advising John to replace the entire duct system when he replaces the AC unit.
Install exhaust fan into bathroom (client supplied , holds no warranty) Install dedicated switch for the new fan (3 switch plate )
Preventive yearly maintenance complete self rinse evaporate coil and wash condenser coil shop vacuum drain line check all electrical components and capacitor and Freon. Unit is over 10 year I recommend pull and clean blower wheel.

Brennan g Todays visit was for a system replacement estimate 2 ton Bard , exterior wall hanging system Desired indoor temp (79-80*) System is working at this time, did not preform diagnosis of the equipment This home is a rental property, Maria’s mom is the tenant, she is 93 Client stated they are looking to get the system replaced due to age Gave options for a replacement system of the same type and a multi head mini split system as an alternative option. 1 Time Maintenance and Club Membership, completed, Cleaned coils and flushed drain, checked all electrical heat and cooling temperatures and pressures checked good and draining properly.
Message on the thermostat outdoor sensor error. Disconnect the outdoor sensor and the condenser unit put it back in message from the thermostat clear. Replaced Battery on the thermostat 2032. I told the customer if the message come back again we need to replace the outdoor sensor under warranty.
