Arrived on site to perform Furnace maintenance on 2002 comfortmaker heater. Upon arrival Chris stated that system has been working fine, he has no questions at this time. Performed full maintenance and safety inspection on unit and found multiple points of concerns. 1. Heat exchanger is cracked on bottom chamber. Due to overheating over the years and old age 2. Indoor blower motor has significant oil leakage, Capacitor was already replaced it as a sign motor is failing. 3. Drain lines do not have water float switch to prevent flooding. System has already flooded over in the past from signs of water damage on the plywood. 4. Filter is swapped every one to three months 5. Gas line did not have drip leg 6. Surge protection was not installed on unit to protect main circuitboard. Discussed full maintenance with Chris and he is aware of defective heat exchanger.
