Performed cooling maintenance, replaced air filter. Blew out condensate drain. Cleaned condensate pump. Checked voltage, amperage and electrical connections, measured capacitor values. Started air conditioner, checked refrigerant charge, found system low on refrigerant charge. Recommend replacing system vs charging up due to age and R22. Found a filter drier installed backwards and all soft solder on all joints.

Found that the customer has been having issues with water coming down through theceiling from the air handler. Found that after looking over System, found that the drain was not pitched away from the air hander ( took photos) . Also would recommend having an eztrap installed on drain it self to shut down the system before water overflows the evaporator coil pan. Drain would need re ran to a different location to get proper pitch away from the air handler. If this could not be achieved, air handler would need to be raised up to create more fall away from the air handler. Also found that insulation inside the air handler was wet from water not draining away from system. One other recommendation I would make is to also check static pressure readings at air handler.

Looked over relocation job over a/c system. Unit has been diconected this past fall and the driveway was widened. Homeowner is looking to have the unit moved to other side of garage. Refrigerant lines, low voltage, and high voltage will need re- located. Will go over job with our office and provide homeowner a quote for relocation..

Service call that the Gas Boiler was working but was making loud vibrating noises and swooshing sounds from the baseboards. Upon arrival turned thermostat up to turn system on to monitor. After system starting heating the baseboards could be heard making a loud swooshing noise due to air being in the lines. Also found Expansion tank was full of water. Isolated and Purged baseboard loop and drained Expansion Tank. Put system back in operation to test. Allowed system to fully heat up and cycle on/off. Monitored water pressure and temperature. Checked baseboards and all rooms were getting hot with no noises from the baseboards. Would recommend having Boiler serviced each year and would also recommend having the AC serviced before the summer time.

Returned to site to test Oil Boiler after Oil Delivery. System was in operation upon arrival and at Setpoint on thermostat. Turned Thermostat up to test operation. Measured 0.62 Amps on Circulator Pump. Checked Baseboards to ensure they were getting hot. Performed Combustion Test, Smoke Test, and Draft Test on system. Adjusted Air Band on burner due to improve combustion readings. Performed Smoke Test again after Air Adjustments were made. Ran hot water to ensure Aquastat was working with the domestic coil. Combustion Readings within standards upon completion. Cycled system upon completion.
