I arrived at our clients homes for a single system cooling maintenance. I began by replacing the air filter Mr Falk provided. Once replaced I proceeded outside to the condenser unit. I tested all the electrical components, everything passed today’s inspection. I also rinsed the outdoor coils as part of today’s maintenance. The compressor start and run amps all tested within manufacture specifications. I then went into the attic and measured the temperature. The unit is cooling with a perfect 20° drop. The blower cabinet and wheel are still clean and the UV light is still working properly. I did find evidence of water in the drain pan. I brought this to Mr Falks attention and we discussed how to properly clean and service the drain line. He agreed to have me service and clean the drain line and will monitor the drain pan for rust. Once clean and clear I reset the thermostat back to normal settings. The unit is ready for summer.
