DUCT CLEANING - 1st Fl System - Removed all return grilled & supply registers, sprayed and chemically cleaned each vent. Also sprayed and cleaned registers and housing. Vacuumed each supply registers and also cleaned work area on first level and basement level. Had to move furniture to access some vents in home. Removed dirt and debris from ductwork, removed damper and cleaned interior of supply ductwork, sanitized system and hand cleaned each vent. Replaced both air filters for attic & basement unit. Blower wheel deep cleanings 2x AHUs.(Aspen) Blower Wheels Deep Cleanings. I returned this time to do the blower wheels deep cleanings in the units. I proceeded to disassemble the blower motor assembly. I proceeded to sweep and clean the components. I added a deep cleaning solution to the bower wheel motor housing. I proceeded to polish the components with a brushes. Rinse the components with clean water. I dried the components and proceeded to assemble it. I proceeded to clean and sanitize the interior cabin of the unit. I added a deep cleaning solution. Rinse the interior cabin with a cloth. I concluded with the cleaning of the interior cabin. I installed the blower motor in the appropriate place. I checked and secured the connections and the blower motor. It was concluded with the installation of the blower motor housings. NO AC - ATTIC Unit - ASPEN HYDRO AIR Handler - Upon arrival turned on system, checked thermostat, checked interior of unit noticed system is in horrible condition. Insulation and interior is covered in dirt, heavy signs of growth build up. Blower wheel also has dirt build up. No UV Light in system. Highly recommended to return to perform FULL Pull and Clean for Blower Wheel, FULL Level 3 Interior Cleaning to remove dirt, debris and growth build up. Checked outdoor unit noticed coils are dirty and need to be cleaned. Client has (2) AC Systems and we highly recommended for maintenance to be completed for both units as it has not been done in years. Checked refrigerant pressures ok at this time, checked delta T receiving good temperature split, noticed capacitor on system is rusted and may fail. Currently system is operational and cooling at this time. Must return to complete repairs listed. Follow Up Action: Blower Wheel Cleaning(Attic), Interior Cleaning(Attic), Supply and Install UV G

Customer has no cooling in the entire house- She has a old York R22 condenser with coil Encased inside of custom ductwork on top of Armstrong furnace: At arrival, she stated the system stopped cooling over the weekend The thermostat is off at arrival with only the indoor fan on and running- Call for cooling Check the outdoor condensing unit Found only the outdoor condensing fan motor running, and the compressor off There is no capacitor for the compressor- This is a three phase contact with wires going directly from the contact to the compressor Check line voltage coming into the bottom of the contact- okay 204 v between each leg Check the line voltage coming out of the top of the contact- 118 and 70 volts Bad three phase contact this system is 24 years old and the furnace is 19 years old Gave customer the options to start with a contact replacement But it is possible that there are more issues Customer does not want to go down the diagnostic road and would like a quote for a full sys

Return Visit - Client mentioned that Dining Room PTAC system wasn’t cooling a few hours after I left. Checked system noticed that this is the same PTAC Unit with traces of oil residue. Noticed that system is low on pressure and while unit is running in cooling pressure is dropping. Informed client when I was here this morning that system had oil residue and the unit is potentially leaking. Evaporator temp very low. Explained to client we will have to return to trace leak and/or add refrigerant. Client mentionted that he is going on vacation and work will have to be done at a later date. Client wants to repair issue. Will have the office contact client regarding return visit to Leak Search and/or Add Refrigerant 410A. Reviewed work with client, emailed invoice.

(4) AC Maintenance - 410A - PTAC - Upon arrival client showed me to living room system that is not cooling. Checked interior of unit, checked capacitor ok, checked incoming voltage, checked filter, noticed when compressor turns on circuit board goes into Standby, checked blower amps. Checked fan relays ok Checked fan motor voltage ok. Noticed after resetting Breaker System turns on, compressor kicks in runs for a few minutes then goes off on Error. Must contact Tech Support to properly diagnose circuit Board. Board goes off on Error when Compressor & Fan kicks in. Removed all covers for units, tested each condensation line with water multiple times, noticed living room system also had a blocked drain, blew out with nitrogen, cleaned all air filters, tested all capacitors ,checked delta T ok, noticed dining room unit(Right) has oil residue from compressor, checked temp split system is currently cooling but may lose pressure over time. Today I arrived on site Initial Assessment: Determined the call was regarding an outdoor condenser unit running constantly. Identified the unit serves the AC system on the 2nd floor. Fault Identification: Found the condenser unit running. Observed the thermostat in the hallway was off. Observed the thermostat in the master bedroom was set up to cool. When arriving at the proposal. The client explained to me that the outdoor condenser unit on the 2nd floor does not turn off. This united is constantly running. I proceeded to check the hallway tstat. This tstat was in off position at the time of arrival. I found the master bedroom tstat set up to cool. This tstat was calling for AC to run. I showed the client what the situation was. The client explained that she had not noticed that this tstat was calling for AC. I put both tstat in off position. Inspected all blower motors and blower wheels. cleaned and washed all washable filters. Inspected and tighten all electrical connections on both indoor and outdoor units. Return to replace evap coil on space pak unit that serves the 2nd floor. All of the refrigerant was reclaimed from the system and the old coil was removed. Installed brand new evap coil pressure tested the system for leaks and pulled a vacuum. Recharged the system with 3lbs 8 oz of 410a. Monitored system and checked all operations. System is back up and running with a supply temperature of 45 degrees repair is completed.
