To replace the thermocouple Perform maintenance on one Burnham hot water boiler removed and clean burners and standing pilot assembly replaced thermocouple checked expansion tank and pumps. Also performed combustion analysis left system working.

Perform maintenance on Trane gas fired Furnace: * Replaced and dated customer provided 16 x 25 by one air filter * Shut power to equipment * Removed furnace and blower cabinet door doors * Remove burner cabinet door * Remove flame sensor, Hot surface igniter and all burner jets * vacuumed and brushed all burners clean and clear * cleaned flame sensor with copper bristle brush and polished with steel wool * inspected hot surface igniter- almost 6 years old and showing signs of ware * vacuumed and dusted out burner section on furnace * cleaned debris from fresh air intake * flushed condensate tubing and trap on furnace- Hot water flowing through neutralizer kit into condensate pump * Tested condensate pump and discharge line multiple times to ensure normal operations and no leaks * Neutralizer minerals were recommended to be replaced, but customer does not want to move forward at this time * preform powder cloud test on heat exchanger- ok no blow back * reassemble furnace and component

OFFICE TO FOLLOW UP WITH CUSTOMER TO GIVE QUOTE FOR UNLISTED ITEM AS WELL AS TO SCHEDULE REPAIR Upon arrival inspected air handler in the attic for 2nd floor. Found evaporator coil frosting up. Needed to defrost coil before I could proceed to check system operation. Remove zone damper to check zoning operation. Need to verify that zone dampers are opening and closing on call. Remove all x3 dampers from ductwork and had thermostat call for cooling. Dampers open and closing on call normally. When system is calling for cooling. Condenser is short cycling. Shut system down and remove sensing build from suction lines. Installed sensing bulb in hot water to force metering device open. System began to operating as it should. Pressure are stable: low side pressure 125psi / high side pressure 310psi system is no longer short cycling when sensing bulb is remove from suction lines. Supply temp is 54F degrees return temp 75F degree System has a bad metering device that needs to be replaced. Meter
Here to replace main house water filtration filters. Shut main valves, open up bypass. Decompress water pressure @ filter tank. Remove tanks to replace filters x2 Install new filters provided by customer. Reconnect tanks. Shut bypass and reopen main water valve. Water filtration is back up for normal operation. Notice calcium build up @ mixing valve for indirect storage tank. Calcium build up could lead to the possibility of a leak. Explained to customer that the mixing valve may require to be replaced in the near future to prevent any water leakage. Customer will monitor valve @ this time, further action maybe required. Here to replace ECM blower motor for 2nd floor system. Remove screws from housing and disconnect electrical wiring @ motor to remove blower motor and assembly from cabinet. Removed old blower motor from assembly. Installed new blower motor. Adjust rotation to confirm no fringing noise from motor rubbing on housing. Installed blower motor in cabinet and secure electrical wiring. Ran and tested blower to confirm motor in back up and running. Switch thermostat from fan on to have system call for cooling. System is on running took temperature split @ equipment for supply and return. Supply temp 56.8F degrees return temp 78.8F degrees. To confirm AC system was back up to normal operation, check outdoor unit to make sure pressures were ok when I discovered that the system is short cycling @ 2nd floor condenser. Refrigerant line is frosting up and pressure is low @ 2nd floor system. There's a possibility of system having a leak or a restriction. Suction line pressure is 50psi over high side o
