I returned to add a steam boiler treatment cleaner. I proceeded to drain the unit multiple times. I added clean water to the system. I proceeded to dilute the chemical to add it to the system. I concluded with the steam boiler cleaner. I showed it to the client and explained to him about the process carried out on this occasion. - Richard assisted the customer with a steam treatment for their boiler, explaining the process and guiding them through the steps. - The customer expressed a desire to learn how to perform the procedure themselves in the future. - Richard provided instructions on how to properly operate the levers and switches involved in the process. - The customer mentioned previous difficulties with the boiler, which Richard addressed by explaining the correct procedure. - Richard planned to add a steam cleaning treatment to the boiler and explained the expected changes in water color during the process. - The customer seemed satisfied with the assistance and the impr

(1) AC Maintenance - UNICO -Upon arrival client mentioned that she won’t be on site until 9am. Checked condenser pressures checked fuse found fuse blown, supplied and installed 30 amp fuse, checked electrical compartment and cleaned, found pitted contactor and out of range capacitor, Supplied and installed Turbo Capacitor and Contactor at condenser, also installed Hard Start Kit and removed potential relay. Checked indoor unit, flushed drain line, checked evaporator coils ok, filter recently replaced. Started system, checked delta T ok, performed full condenser wash to remove dirt and debris from coils. Unit is now fully operational and cooling well. Reviewed all work completed with client, collected payment, emailed invoice.
Upon arrival set up Extension Ladder to access UNICO Air Handler, Checked Secondary Pan noticed pan filled with water, Vacuumed all of the water inside of pan, System was off on safety device, cleaned pan switch and tested ok, condensation line was also blocked. Blew out drain line and cleaned dirt out of condensation line, tested primary pan with water multiple times no leakage at this time, added Vent into Condensation line. Checked refrigerant pressures checked coils dirty must return to complete FULL Condenser Cleaning - checked delta T ok receiving good temp split, System is currently cooling and operational at this time. Follow Up Action: Return to Complete FULL Condenser Wash to remove debris and dirt build up and improve system performance. Office will follow up.
Service call for a/c not cooling on arrival the fuse at the condenser was checked and the fuse was ok. The thermostat is calling for cooling but nothing is run air handler is not running and condenser is also not running. The air handler is located downstairs in growlers bar. Two techs and an extension ladder is needed to access the air handler in the ceiling. Access is needed to air handler to further diagnose the issue further. This issue is not related to the fuse burning out. There is no voltage at the thermostat. No one was onsite at the time of the visit.
Service call for no a/c in dance studio 2nd floor suite. On arrival thermostat was set to 67 but reading 83 degrees. Found a bad fuse at the outdoor disconnect for the condenser. This fused was replaced and system started up. Checked refrigerant pressures, total amps and compressor amps. Pressure are good and system is back up and running. It is recommended to replace the fused disconnect to a regular disconnect and also to upgrade the breaker for the outdoor condenser. The current fuse is a 30amp and the max fuse can go up to 45 double 208. It is possible that the fuse burned out due to the system needing a maintenance also the location of the outdoor condenser is under a deck and with hot temperatures this could drive up the amperage causing the fuse to blow out. System is in need of a maintenance the air handler is located downstairs in the growlers bar. An extension ladder is needed and also two technicians. Today I arrived on site Initial Assessment: Determined the AC system was not working due to a full secondary drain pan. Problem Identification: Located the source of the issue: the EZ-Trap was clogged. Resolution: Cleared the clog in the EZ-Trap, resolving the drainage issue. Upon arriving at the property, the client explained to me that she noticed that the secondary drain pan was full of water. I proceeded to verify the tstat. The tstat had no power. I proceeded to check the AHU in the attic. I found the secondary drain pan full of water. I explained to the client that this water must be removed from the drain pan so that the pen switches return to normal and close the circuit. I presented him with the cost to remove the water from the drain pan. The client denied the proposal. The client said that she will remove the water herself. I ran water in the primary drain pan and checked for water leaks. The primary drain pan had no water leaks. I ran water into the condensate pum
Service call for issue with a/c that serves the main work out area of the gym. On arrival I spoke with Jackie and she had seen that the line set going out to the condenser was starting to freeze up so she had shut the system off. Air filter was very dirty this was replaced 20x20x1. System was turned on and all operations were checked. Found that the system is low on refrigerant causing it to freeze up. This is an indication that the system has a refrigerant leak. Explained to customer that there is a possibility of a leak and we would have to recharge the system up with refrigerant and add a dye to try and trace the leak. Once the dye is in the system we would have to return in 60-90 days to try and find where the system is leaking from. Unit could be leaking for either the indoor coil or outdoor coil or the line set. Jackie explained that I would have to email the owner to try and get approval. Nothing was done at this time and the system was left cooling off and fan on. https:/
