Performed maintenance on one AC system checked electrical and mechanical components and flushed and tested condensate drain lines also checked evaporator and condenser coils and washed condenser coil tested system operations and checked refrigerant pressures left system working there is only one AC system at this location filter provided by homeowner 16+20+1
Today I arrived on site Leak Check:Traced dye leaks to the evap coil. Did not find any dye leaks in the condenser coil. System Scope:The AC system serves the entire house. When I got to the proposal, Kenn directed me to the furnaces unit. I proceeded to inspect the evap coil. I found multiple dye leaks in the system's evap coil. I proceeded to inspect the condenser coil. I didn't find a dye leak in the condenser coil. I proceeded to check the line set of the system. I didn't find dye leaks in the line set. I showed Kenn the visible dye leaks found in this inspection. Office to continue with Kenny to coordinate the next step to install a new evap coil. (1) AC Maintenance - R22 - LUXAIRE - tested high and low voltage components ok, checked air filters inside of furnace clean at this time, inspected fan motor dusty, checked evaporator coils found some signs of rust, Did not chemically clean coils due to clients sensitivity of smell, tested primary drain pan with water multiple times no leakage at this time, tested condensation pump operational at this time, checked interior of system ok noticed return ductwork is dusty highly recommended for us to return to perform FULL Home Ductwork Cleaning, Possibly all-day job due to amount of dust that has to be removed. Checked condenser pressures within range, checked condenser coils ok, checked all electrical components at condenser ok at this time. Client has a small drip from plumbing drain valve inside of bathroom. Drip only happens after valve is opened. Will have the office contact client to schedule Plumbing service. Unit is currently operational and cooling at this time, spoke to client
