Today we visited to perform an evaluation of the AC system. The unit is 13 years old and at the end of its expected lifespan. The system appears to have been well maintained, but there are necessary repairs. The unit has a refrigerant leak in the outside unit in the accumulator tank. A system of this age requiring repair this expensive typically points to replacement of the equipment. James will be sending the pertinent repair and replacement information.

Washed down evaporator coils and drain pan with self rinse solution. Evaporator coils and blower wheel show signs of biological growth(mildew and possible mold growth). Thoroughly sanitized supply ducts and all returns throughout home. Wiped down all supply grilles with the exception of two which were not reachable to remove bio growth. Hosed down condenser coils and check amp draws of condensing unit which are in range.refrigerant levels check normal with a subcool and superheat both of 10 degrees. Can not read condenser information
