Club service: heat rises are 26 and 20 degrees. Electric backup heat is working on both systems. Indoor heat transfer systems are clean. Indoor fans are clean. Indoor voltage enhancement system are within factory specs. Flushed 1st floor water removal system with cleaner and found it to be leaking. Replaced water removal system under parts and labor warranty. Checked all electrical connections. Performed leak search on indoor heat transfer systems and found no leaks. 1st floor outdoor system RLA reads 6 amps rated 10.1. FLA reads .9 amps rated 1.1 and is within factory spec. Voltage enhancement system rated 35/5uf actual is 34/4.8 and is within the allowable fault. 2nd floor voltage enhancement system rated 35/5uf actual is 35.3/4.9uf and is within the allowable fault. Checked refrigerant pumping systems, static pressures. Operation normal at this time.
Off on wet switch, cleared drain line with CO2 and test with water, 20 degrees delta T.
Ac 1st floor club rejuvenation: delta t was 20. Air filter system was clean. Air movement system was clean and clear. Evap coil was clean and clear of debris. All wiring was clean and secure. Drain line system was clean and clear. Indoor voltage enhancement system was running at 9.8uf. Factory spec is a 10uf. Voltage enhancement system was running at 34.6/5uf. Factory spec is a 35/5uf. Voltage gateway system was clean and clear of all debris and signs of concern. Cleaned off inside and outside of outdoor unit. System was up and running at normal operation at the end of the visit. Ac 2nd floor club rejuvenation: delta t was 20. Air filter system was clean. Air movement system was clean and clear. Evap coil was clean and clear of debris. All wiring was clean and secure. Club service two systems, 2nd floor system off on compressor lock-out 5 flash, compressor trip, reset control and test ran system, voltage absorption system for 2nd floor factory spec, 35/5 actual 34.9/4.9, 18 deg temp split, recommend compressor saver kits be installed on both systems. Changed air filters on bth systems, customer supplied, checked drain line control system and cleaned both outdoor systems. 2nd floor system compressor run load amps 10.9 actual 4.9, outdoor fan full load amps 1.1, actual .9. 1st floor system had a supply of 64 and a return of 44, its voltage absorption system was running 10.2 with a factory setting of 10. The blower amp was 1.4. The 1st floor outdoor unit was running 4.9/33.75 which was getting close to factory minimum on the voltage absorption system and was replaced. The FLA was running at 0.5 with a factory spec of 1.1 and the RLA was running 4.4 with a factory spec of 10.9. Unit was cleaned is fine.
