Performed cooling maintenance on a Trane XV18i AC system 20x25x1 Filter is good, left the one we provide next to the furnace Drain is clear Blower is clean No water leaks present Outdoor coil is clean New pressure switch had signs of a leak Tested with soap bubbles Disassembled and reassembled with leak lock sealant Tested again with soap bubbles No leaks at this time Refrigerant charge is correct: 12⁰ subcool at the liquid line service valve Spec is 10⁰ +/-3⁰ Wiring is secure and no signs of damage Previous ant nest inside the control panel found at previous service seems to be gone now Fan motor bearings are good Fan blade in good shape No concerns with the system at this time
