Water Panel 1 Gas Hot Water Boiler: New Yorker and x3 Air handler units with Hydro coils. x1 Carrier Furnace not being used as a Furnace to heat the home. Perform a tune-up and cleaning to help ensure reliable and safe operation. Inspect for cracks & deterioration of Heat Exchanger Check and clean Burners an heat exchanger- ok, vacuumed-ok Check and clean flame sensor and ignition Assembly-ok Check porcelain for crack or carbon buildup. Check igniter electrode gap. Check Safety Controls-ok Check electrical wiring and components-ok Check Gas valve & Gas Line-ok Check Combustion Air & Exhaust-ok Check Temperatures & Water pressure settings; Check Low water cut off, water feeder and expansion tank. Customer had just recently moved into the home and is having issues with the ductwork and humidifier in the crawlspace sweating and dripping water. The floor joist of the home is spray foamed and the vents to the exterior are opened. Customer is going to need the insulation project manager for an assessment. I reviewed all equipment in the home customer has two central a/c systems located in the basement mechanical room. Both trane furnaces from 2005 the system for the kitchen/ living area is a very old R-22 system. Both units are is rough shape blower wheels are dirty and also a maintenance and duct cleaning is needed. Hot water heater is also 10 years old and is near end of life. Customer is aware of theses issues and will make a decision accordingly.
