Homeowners original and immediate concerns are water and condensation on the third floor leaking through to the second floor ceiling. The 2012 United technologies carrier 5 ton geothermal equipment located on the third floor east side has been known to have a r410a refrigerant leak for at least the past two to three years. Several attempts have been made with leak stop, ultraviolet dye, and electronic testing that have all resulted with no findings each time. Today's inspection revealed that the equipment was 64oz low on refrigerant running at 107 and 287 (30sh&9sc) with 75° water temperature This system has never been completely empty to warrant a high pressure nitrogen test to increase the odds of finding and repairing the leak, however the system does require $500 to $1,000 every one to two years to maintain correct freon operating pressures. Additional leak stop is not recommended at this time due to potential difficulties with cross brand contamination and possible filter and e
