Job Checkin

Call for leak from upstairs bathroom in rental home. Met with property manager Andres and discussed issue. They noticed water leak in ceiling below bathroom, and discovered water leaking from shower arm in bathroom upstairs. Cut the drywall behind and cut out the old shower el. Found that the previous shower arm was cross threaded and broken into the drop el. The threads are salvageable on the shower arm. The threads broke due to too much thread tape being used and all of the weight of the shower arm sitting on only a couple of threads. Replaced the shower el and rethreaded the shower arm properly into the drop el. Tested work to ensure proper function and no leaks. None were found. When checking the pressure at the heater had multiple concerns noted to show customer. The issues are as follows: 1) pex piping cannot be run all the way to the water heater on a gas heater 2) the vent is back sloped and causing backdraft 3) there is no thermal expansion device 4) there is no temperature a
