Replaced main water shut off valve and Prv , opened ceiling in kitchen checked wet ceiling issue , did not found active leak , possible from HVAC vent due to condensation
Adjusted PRV up to 78 psi. Gave quote with add on pricing to add a new hose bib before the regulator should the homeowner decide the reduced pressure is not adequate for washing cars from the front hose bib, we had to relocate the PRV on the last visit due to very limited space inside the wall when we ran the new water service.
Remove gas shut off valve and install new one. Customer needed to move gas line from behind stove to get stove to fit. Was able to just replace shut off valve and cut flooring slightly to make it work. Also did shut off valve replacement live per customer request and stated to customer to have windows and doors open for a few hours. Also customer wanted quote for drain pipe leak repair. Also will send estimate for water heater do to age.
Customer had leaking hose Bibb on front side of house. Gave customer options to repair or replace hose Bibb. Replaced washer then checked for leaks and proper function. Pressure at 60 PSI.
Customer stated that they needed a quote for kitchen faucet replacement and also sink replacement. Stated to customer that we don’t replace sinks and recommend customer to find a specialist. Will send customer quotes for repairs that are needed. Also stated to customer that fixing the sink first and then doing the repair repairs should be best.
Client called us out due to their main sewer line outside being completely backed up into the home. There is a clean out out back right behind home. Removed clean out cap and it instantly started flowing out with water and sewage, indicating an issue somewhere on the sewer line. With the length of the line and it being unknown exactly where the sewer line was running to, we decided it to be best decision to get the water pressure jetter and put it in line to clear it out enough for us to see what the issue is. We did just that the entire length of the 100’ or so sewer line. We found a few issues in the line, all of which are within about 25’ of the back of the home. Found a major root intrusion, and also saw a couple cracked pipes which are going to catch paper and such and cause issues along with the roots. Client has temporary relief but those issues in the sewer line need to be addressed to prevent this again. Took pictures and videos of everything, and marked the yard in back wher
Client called us out due to their main floor powder room toilet slightly leaking at the base, down into the crawl space. While in crawl space we noticed the water pressure reducing valve looked original to home so we checked the water pressure. It was over 130 psi, which is much higher than the ideal range of 50-79 psi. Today we replaced the failed pressure reducing valve with new watts 25aub prv and new ball valve for shutting water off to home. Set home pressure to right around 60 psi. 1 yr warranty on pressure reducing valve
Hose bib on back of house had slow leak running down the wall. After receiving approval to replace, we started taking apart the hose bib, found there was a solder connection on the hose bib that was barely attached and only being held in place by the screws in the wall. As soon as we took the screws out it fell off the side of the house. Had to cut drywall inside master bedroom closet. Pushed pex through the wall and installed new hose bib. Added an isolation valve inside the closet wall for the hose bib. Tested to ensure proper function and a leak free install. Left hose bib turn off and drained down as we are about to get below freezing temperatures for the next few days, wanted to prevent chance of it freezing. No further issue at this time.

For this job the customer has a a leak on their side of the driveway, where there is an irrigation line I would presume along that side as the leak is very close to the driveway. The water meter is on the opposite side of the house from where the leak is, and I would find it really hard to believe that the waterline goes across the driveway and then underneath the driveway all the way to the house so therefore I believe it is an irrigation system issue now when I turn off the shut off valve on the inside of the house to verify that there is no leaks inside the house because the meter was moving prior when I turn off the shut off valve inside and look at the meter at the meter does not spin so therefore I believe it is an exterior leak from the irrigation system I do not know where the irrigation shut off valves are the CUSTOMER will have to get an irrigation plumbing contractor to take a look at his irrigation system. For this job, the customer supplied us with a brand new kitchen sink faucet that he wanted to get installed so therefore that is what we did today we install a new kitchen sink faucet for the customer. He supplied a Delta faucet. The shut off valves were also leaking and or not closing all the way so the customer wanted to get those replaced so that is what we did went back with Two half-inch male adapters with some threaded angle stops to complete the project today. Also took a look at the water pressure the water pressure is extremely high for the house. It is reading 130 to 140 psi which is indicating street water pressure so therefore I recommend getting the pressure reducing valve replaced due to the high water pressure at this time. There are no leaks on the kitchen sink faucet with the new supply lines and or the angle stops the customer is all set at this time. There are no further issues.
Administrative dispatch to update estimate
Client called us out due to them hearing a noise they thought coming from the water heater we installed a few months ago. They said they noticed it after taking a shower/running hot water for a little bit. We ran the tub on hot only and the kitchen faucet at the same time to deplete the hot water to make it heat up/run. We were unable to make that noise happen at this time. Advised client to try to record the noise if it happen again in the future and let us know.
Dawson did a tank rebuild to a American standard toilet , is still running , we are give credit back towards toilet replacement after customer have it
