Date of Visit: 16 Dec 2025 Reason for Call: Provide estimate for installation of two bidet seats and a reverse osmosis (RO) system. Summary of Discussion and Inspection Arrived on site and discussed the customer's needs in preparation for upcoming visits from her son and daughter. The primary requests were for heated bidet seats and an RO system. Key topics covered: Kitchen Faucet Concerns The homeowner expressed ongoing frustration with the current kitchen faucet, having replaced it multiple times due to durability issues. The spout position is also inconvenient, sitting too far back for easy reach. Took measurements to assist in recommending more ergonomic and longer-lasting faucet options. Checked house water pressure; no underlying issues noted. The pressure reducing valve (PRV) was replaced within the last 1-2 years. Came out for a high water bill. We isolated service line and found active leak of .28 gpm. No sign of leak in yard or around exterior of home. Gave quote options to repair/replace the water service. Water heater also needs a new expansion tank. Left quote to replace expansion tank/water heater. Homeowner going out of country soon and wants to wait until he returns to decide how he wants to address this issue. Showed him how to turn water off at the meter in the meantime.
Leak search with wall openned behind and nxt to veggie sink , found a leaking water pipe fitting for mop sink faucet , fixed with copper pipe and fitting , replaced leaking fittings under three comp sink with new shut off valve ,new urinal flush valve installed

Customer is selling home and buyers inspector came and found an issue with sewer line. Customer wanted ballpark estimate to fix issue with sewer. Gave customer ball park of $12,100 of start price. We need to start with the camera inspection first in order to give a more accurate quote. Also stated to customer that to jet sewer line is right under $2000. Also tested water heater draft and venting seems to be working properly at this time.
Customer stated that two toilets weren’t flushing properly. There’s no backing up occurring, but diaphragm needs to be replaced. Check pressure to building and pressure was above 80 psi. Recommended to customer have PRV replaced before proceeding with repairs on toilets in order for repairs to be warranty . Will send estimate for repairs needed. If customer agrees to work within 30 days will credit back $149
Customer had a garbage disposal that wasn’t working. Customer has a 3/4 hp disposal in the kitchen that is only 2 years old. Noted no rust and blockages on the blade platform. Found the reset button was tripped. Hit the reset button and restored the disposal to its proper function. Tested and found no additional issues or leaks. Customer also had a bar sink that wasn’t getting cold water. Turned it on and tested several minutes later to make sure it wasn’t turned off due to a leak on the supply line. No leaks were found. Armed both as a courtesy item. Customer’s house pressure is at 65 psi and is in a safe range. When checking the pressure customer stated the Navien tankless unit is a little over 2 years old and hasn’t been serviced. Flushed the unit, cleaned the inlets screens, and cleaned the condensate trap. Tested all work to ensure proper function and no leaks.
Found bidet toilet seat had slow leak on it. Disconnected temporarily and left quote to install new customer supplied toilet seat.
Thermal expansion valve had failed and was leaking water in back porch. Water heater was from 2008. Homeowner decided to replace the water heater as the expansion tank was included in this price. Installed new 50 gallon gas water heater. Tested to ensure proper function and a leak free install. No further issue at this time.
