Incredible responsiveness on a Sunday night after 8pm.we came back from SC to a flooded kitchen, basement ceiling tile below saturated wirh water and several on the floor that had broken. Water dripping into the basement kitchen. Crawl space and rec room ' quite the fiasco! Mr Chen came, quickly diagnosed seversl.problems, got right to work, and helped us determine additional resources we would need. Problems were fixed, recommendations made fior more work to prevent the next disaster - all done courteously, patiently and professionally by someone we had never met. I had seen previous recommendations in a local FB group and it was all true. Highly recommended!

Since I got the toilet replaced, I thought there would be more of a discussion on toilet height and efficiency so didn't get a much different one than I had so was disappointed in that. I also had to remind them to check for leaks as that was what the call was for originally. But replacing the toilet was quick.

Problem today is with leak from master shower area down to kitchen ceiling, this is very large tiled shower area with tub inside the shower , I believe leak is related to tile or shower pan / liner issues , recommend customer call reliable restoration company to open the ceiling for further investigation.
Description of work as sold: Price is to open ceiling to determine potential source of leak. Chen Plumbing isn’t responsible for any repairs that need to be made to drywall. Will give pricing for appropriate repairs if the leak source can be determined. Customer had a water mark on drywall ceiling below master bath. Opened the ceiling as a courtesy to customer. Inspected the chases to each side there were water lines present. Saw no indication of leaks outside of damage marked on the bottom of the floor support for the second floor. Ran the shower for 5-10 minutes on multiples settings and was unable to recreate the leak. Found an area that was corroding from water leaking intermittently. Gave customer price to cut out leaking section, replace, and test. Saw no other leak indicators in the ceiling. Tested work to ensure proper function and no leaks. No additional issues at this time.
Cut out back pitched kitchen/laundry drain. Added new tie in to the mainline, and rerouted two separate lines. One going to the kitchen sink, one going to the washing machine. Verified proper pitch along both runs. Secured piping with 2x4’s. Ran water through both fixtures to ensure a leak free installation. Customer has a hole in the ceiling above the kitchen. There is damage to the subfloor from a failed wax ring/flange. A pull and reset is recommended to correct the seal and check the flange for damage. Recommended also having Reliable out to inspect the damage and see if remediation is necessary. Customer opted to wait on the pull and reset until Reliable can inspect the damage.
Leak in yard upon arrival. Customer stated their water bill tripled this month, customer already had leak detection out and they located the leak next to a tree. Dug up 1 inch pex water service and found pin hole leak. Informed customer we could cut out that section of pipe and replace it with a new section. Gave customer estimate customer approved estimate. Cut out bad section of pex and replaced it with new 1 inch pex. Turned water back on to check for leaks. Found no leaks. No leaks upon departure
Customer had a large amount of water coming through the garage ceiling around New Years. Opened the ceiling (made customer aware that we don’t repair cuts to drywall) and found a lot of water soaked into the subfloor and upon flushing toilet saw a lot of water coming from subfloor at a failed toilet flange. Recommended having Reliable Restoration out to assess the extent of the damage before pulling and resetting in case any flooring has to come up to remediate. Reliable contacted customer and is sending a first responder.
This is Dawsons go back call , customer stated old dishwasher plumbing did not get disconnected while Dawson add new connections under the kitchen, I have called Dawson and discussed with customer at time of service we thought appliance installer would disconnect and we were planning to do that when we come back to do the reroute job , I capped everything in crawl space and also drilled hole inside cabinet for water and drain hook up and ready for installation for the new dishwasher by others , job is no charge to customer
Customer stated that they needed plumbing report for lender. Gave customer quote to do so and customer agreed. Went ahead and checked pressure to unit and pressure was fine. Also look at all fixtures to make sure there was no leaks and confirmed that there was no leaks present at this time. Found that thermal expansion tank has failed. Also faucet in bathroom is loose and toilet was running. Also under kitchen sink there is a kink supply line. Will send customer report that everything on waterside is fine and there’s no leaks present at this time.
T&P valve leaking upon arrival. Customer stated he believed he had the water heater set on too high of a temperature and now the T&P valve is leaking. Also noticed expansion tank full of water and not supported properly. Informed customer we could replace both the T&P and the expansion tank as well as mount the expansion tank. Gave customer estimate, customer approved estimate. Installed new T&P valve and new expansion tank supported by a mounting bracket. Turned water on to check for leaks. Found no leaks. Fired up water heater, water heater is working properly. No leaks upon departure
Leak of approx. 1 gallon every 30 seconds, seeping up through concrete next to the driveway. Gave quote options to attempt minor reroute around the broken section and retaining wall. Also gave quote to replace the line.
Replaced kitchen faucet and stop valves. Customer asked about getting a dishwasher replace. Notified her we don’t do dishwashers, but we could add the tie in that the Home Depot installers would require to install a new dishwasher for her, as they will not install one if the drain and water connections are in the crawlspace. We also noticed the drain outlet under the sink was very high, and the homeowner stated the drain frequently builds up grease, as all of the tubular piping was working as one giant p trap. We received approval to cut out the piping under the sink, and reroute it down through the floor and connect it back into the existing plumbing. Once I cut out the old tie in in the basement, I noticed the entire 3” pipe is packed full of grease. Attempted to snake it, but the grease was rock hard and I was unable to get through it with my smaller snake. Kitchen drain line needs to be replaced, as well as the laundry drain that connects into it as it is severely back pitched. Lef
Customer stated that sump pump in basement was constantly kicking out water. Arrived and took a look at some pump and noticed that pump didn’t have check valve on it. Also, customer mentioned that he turned Spicket on to prevent them from freezing and hasn’t shut them off. So I am assuming that the reason the pump was kicking so often is because the water coming from the Spicket was getting down into French drain for sump pump, causing it to fill up and kick out. And when I did mention this to the customer, customer said that the timeline for the pump starting to kick out water a lot was when he turned water on the Spicket. Give customer options of looking into the pump and also install installing check valve. At this time, customer didn’t want to proceed with any repairs, but customer went ahead and shut off Spicket to see if that fixes the issue.
Customer had two hose bibs dripping by the garage and the rear by the sliding glass door. The one by the garage was able to be replaced. The one by the sliding door comes through solid wall with no apparent path for replacement since there is a long run of pipe that can’t be accessed. Recommended repairing as an attempt for a first step. Was able to repair the internals to stop the drip. Tested all work to ensure proper f7nction and no leaks. None were found.

Came out and did basic walkthrough on the house. House is vacant. Winterization company said there was a leak on the “mechanical plumbing system.” Water was on prior to our arrival. Verified good water pressure. No meter for Individual unit to detect any leaks. We verified no visible leaks anywhere on the water distribution piping. One slow leak on the shower valve in the bathroom. Verified integrity and installation of water heater. Left quote options for potential whole house repipe due to many of the original copper lines being under the slab. Left quote to replace old fixtures on kitchen sink as well. Recommend doing repipe if desired once house interior has been demoed. No further issue at this time.
