Excellent Service!

I had Chen Plumbing replace a bathroom faucet and install new hot and cold shutoff valves with new metal-braided supply lines, and the experience was excellent from start to finish. Shawn went above and beyond. Not only was he professional, efficient, and clearly skilled, but he also took the time to offer genuinely helpful tips and explanations along the way — the kind you don’t get unless someone actually cares. Everything was explained in plain English, the work area was left spotless, and the new premium faucet looks great and works perfectly. No leaks, no stress, no surprises. They provided the faucet, handled all connections, and made sure everything was solid before leaving. It’s obvious Shawn takes real pride in his work. If all service professionals were this thorough and considerate, home repairs would be a pleasure instead of an adventure. Poor Service. Ordered standard height toilet.

Chen installed tall toilet. Said bathroom was non standard. Not true. It was a standard toilet which he replaced. Chen should have replaced my standard toilet with a standard toilet, not a tall toilet. We will never use Chen Plumbing again.

Remove existing toilet and haul away. Replace flange and install customer provided toilet. Pulled old, toilet and hauled away. Remove existing flange and replaced with PVC flange from above. Install customer provided toilet. Also replace service valve for toilet. Tested and no leaks were present at this time and also toilet was working as it should. Cleaned up work area and caulked around base of toilet.

During yearly inspection found that PRV had rust spot and also a few service valves that were leaking. Also customer wanted disposal replacement. Went ahead and installed new PRV with new shut off valve. Also rework some piping to make new PRV fit. Installed new garbage disposal. Jackhammered front steps and concrete walkway. Dug down 6 feet to the line. Found cast iron line was broken at the foundation wall and was rotted out on bottom side. Removed cast iron and replaced with pvc. Installed new two way cleanout. Sealed foundation wall with hydraulic cement and a rubber sealant in the exterior. Code enforcement arrived and we had to pull a permit for the repair. Pulled permit and returned with inspector. He wanted a hydrostatic test done on our 10’ repair. We left and found an inflatable test plug. Stopped the line up and filled it with water. Confirmed no leaks in the line. Inspector gave us the go ahead to back fill the repair. Backfilled the removed soil, tamping every 12 inches. No further issue at this time.

Came out for a drain smell near the laundry and powder room. Upon investigating the crawlspace, we found kitchen drain line was rotted through, and was leaking sewage into the crawlspace and created a strong odor. We also found the hvac vents to the powder room/laundry area are full of water. I believe this is creating the smell in the bathrooms, and also has the smell of the sewage radiating up through the floor under the kitchen. Referred restoration services to deal with the sewage issues in the crawlspace. Left quote to replace cast iron in crawlspace, drain have multiple sections that are flat or back pitched.

For This customer they had a slinky style drain for the lavatory sink in the upstairs hallway. The fix was to get rid of the slinky style drainage and install all mechanically glued fittings in order for proper flow and proper function with no leaks so that is exactly what we did today re-pipe the drain line inch and a half line And installed everything with a new P-trap pipe make sure that all the fittings were glued and primed. The customer has ABS in the home so therefore what needed to be done is the stack for the drain line needed to be ABS to PVC cement once installed there’s no leaks recommended for the customer to replace the pressure reducing valve as well. It’s in the crawlspace. The water pressure is reading at 80 pounds. My pressure gauge is off by 20 pounds so therefore I recommend getting that replaced as well. At this time there are no leaks from the work that was done today. Everything is all set and the sink flows just fine.

Came out for a back up occurring inside the home. Arrived and met with homeowners father. He explained what was happening and where the water was backing up out of the washing machine drain. We pulled the hallway toilet and ran the camera down the line. Located a blockage beginning at the end of the cast iron pipe before it runs through the foundation wall. Another company had previously cut out a 2’ section of cast iron to gain access to the mainline, and they replaced it back with two fernco couplings. Cast iron was unsupported and caused a belly in that section. We received approval to replace all of the old cast iron in the crawlspace back up to the foundation wall. Cut a hole in the top of the pipe and carefully shop vac’d the sewage out. Ran camera down the hole and was eventually able to clear the very large soft tissue blockage that was approx. 6’ in length. Ran water and rinsed the line clean. Inspected section of cast iron under the front porch. There is a break in the bottom

I discussed the upcoming projects, condition of the plumbing system, and concerns with the main line in the yard. While discussing the project, I also discussed the benefits of our maintenance membership. Specifically, this includes an annual camera inspection through a clean out. We utilized this benefit today and found the sewer line in the yard appears to be in good shape.no root intrusions or breaks identified. Minimal bellies noted. Estimates provided for sewer replacement, water heater replacement, and a water filtration system.

Return to install ordered Rinnai exhaust assembly. Removed old assembly, installed new part. Replaced gaskets in gas conversion chamber. While on site I also flushed the water heater. The flush resulted in SIGNIFICANT amounts of sediment removal. Tested hot water at tap, cleared line of residual air.

Call for no hot water. Arrived and spoke with Eric. Hot water stopped working yesterday. After diagnosing and attempting repairs, we found a defective/failed part. The part is unavailable locally and must be shipped. Diagnostic notes: Cut condensate drain line to ensure no blockage. Cleaned debris port. Air intake free of blockage and debris. Concentric vent is installed correctly and functioning normally. Water pressure good at 50 psi on a weekday at ~930am. Removed cover. No signs of distress or deterioration. Moderate amount of dust. Air intake intake filter had some debris, but not enough to cause an issue. Removed intake motor and disassembled. No blockage or debris present. Air butterfly valve is difficult to turn. When testing, butterfly valve makes grinding noise and does not cycle. Contacted Rinnai support and they also isolated the failure to this component. Contacted all available plumbing supply houses. Part required is unavailable and must be ordered. Discussed find
