Call for several plumbing complaints. Met with Lisa and discussed concerns in home. She listed the following issues as concerns today: 1: Kitchen sink drains slow and sometimes gurgles, and makes a mess when disposal is turned on when draining slow. 2: Hallway bathroom (left of front door) Has toilet that sometimes gurgles 3: High pressure on irrigation system for home 4: Water heater is old and they are concerned about it leaking 1. Kitchen sink: Slow draining kitchen sink appears to be an air admittance valve failure. Trap is clear, main line is clear. 2. Toilet flushing normally during visit. When tub, faucet, and toilet are all ran I did see toilet flush and fill low. Cast iron sewer lines serve this bathroom group. 3. No pressure regulating valve installed on irrigation main line. Will provide estimate for PRV and check valve. Irrigation box is RIGHT side, as viewed from street. 4. Water heater is a Rheem fury gas water heater from 2011. Thermal expansion tank has ruptured
