Removed old equipment and installed new Rheem 3 ton r-454b a/c with 3 ton evaporator coil and 80% gas furnace. Installed new media filter cabinet with 16x25x4 filter, new emergency drain pan, new pan safety switch, new coil safety switch, new condensation pump, new thermostat, new surge protector and new composite pad for outdoor unit. Reconnected supply plenum, return plenum, high voltage, low voltage, drain line, gas line and vent pipe. Tested system operations in heating and cooling, set refrigerant charge.
Completed cooling maintenance on 2 heat pumps. Filters. Units operating properly at this time
Owner decided against filter grill due to not as much coverage as older grille.
Completed 2 system cooling maintenance on,replaced filters. The upstairs R22 unit is low Freon, the downstairs unit is also very old R22, operating properly at this. Both units needs replaced.

Installed new return plenum with 16x25x4 filter, new emergency drain pan, new pan safety switch, new coil safety switch, 2 new 8” returns with boots and grilles, and new composite pad for outdoor unit. Reconnected high voltage, low voltage, drain line, gas line, vent pipe, supply plenum and existing return duct. Tested system operations in heating and cooling. set refrigerant charge.
Completed single system cooling maintenance on, replaced filter drier, rinsed coils, renewed maintenance
Replaced contactor, tested unit, operating properly at this time
Replaced transformer, tested unit,operating properly at this time
Replace Contactor High Voltage, tested unit, operating properly at this time
System #1: transformer has gone bad, checked High voltage coming into the furnace and getting 125 volts. Then checked for high voltage on transformer and getting 125 volts. Also checked for voltage at start up switch to make sure it hasn’t gone bad. Checked for low voltage on transformer coming from blue and red and I’m getting 0. Outdoor Contactor coils gone bad, reading .5 ohms. System #2: Low voltage problem, Outdoor thermostat wire is chewed up exposing copper which is causing it to pop a fuse every time system is put into AC mode. Contactor coils has also gone bad reading .8 ohms. Need to replace those parts in order to completed system maintenance and figure out if the systems are working within manufacturer specifications. System in office is functioning properly and operating within manufacturer specifications at this time, refrigerant pressures and temperatures are appropriate for indoor and outdoor weather conditions.
Removed EWC damper and installed new Honeywell damper. Tested damper, damper is closing and opening properly. Resealed duct work. DCM1: A/C complete, replaced 16x25x1 filter. Found indoor capacitor has weakened but is still operating and found system did not have an SS2 water safety that would prevent water from running down system to pan safety. Told homeowner what I found she decided to wait. System is operating within manufacturer specifications at this time and refrigerant pressures and temperatures are appropriate for indoor and outdoor weather conditions. System is 11 years old. Maintenance checklist attached.
Installed new zone damper and found that we have ordered the wrong damper through tech support. Current zone system is Honeywell, zone board HZ322 and damper is 12” Honeywell. Will need to order correct damper and have damper installed, also need to order zone board. Spoke with homeowner she decided to wait on maintenance until system is operating properly.
Call back. Customer states thermostat is going above or below set temperatures. Upon arrival I checked over thermostat operations, system was satisfying at correct temps in heat and cool. Checked charge on condensor and checked heat rise and delta T both look good. The indoor blower motor would not turn off with thermostat, checked control board it’s working properly. Removed thermostat from wall indoor blower turns off. Diagnosed as faulty thermostat. Replaced and system is running correctly now, indoor blower coming on and going off with satisfied temps on thermostat. System is running correctly and efficiently.
Completed 2 system heat maintenance, owner replaced filters. Both systems operating properly at this time.
