Returned today to perform previously quoted repairs after repairs were completed tested operation of equipment confirming operation.Found HVAC #4 outdoor breaker to be tripped indicating high voltage issue has transpired within further diagnostic found compressor is in poor condition a quote to replace compressor has been provided.
Returned today to finish maintenance on last two systems on property which services the main office/apartment and building C unit #3.Performed a two system cooling maintenance on a two 2016 Trane’s the ODT is 61°.Tested overall operation of equipment confirming the indoor & outdoor equipment was both fully operational.There is a 24x30x1 & a 16x20x1 which were gently used both filters were replaced on this visit.Blower motor was fully operational not showing any signs of being intermittent or dropping out.Capacitor was tested confirming they were in specifications.Blower wheel was inspected finding it to be dirty when a blower wheel gets dirty it minimizes the efficiency of equipment along with places a strain on equipment and parts which shortens the lifespan of both a quote has been provided to clean blower wheel.Inspected indoor evaporator coil finding it to be dirty when a indoor evaporator coil gets dirty it minimizes the efficiency of equipment along with can affect the ability to

Complete maintenance on systems 12-16. Found out door start relays extremely low on system 14 and 15. Replaced start relays and tested them relays are operating properly and systems are now within manufacturer specifications. All systems are operating within manufacturer specifications at this time and refrigerant pressures and temperatures are appropriate for indoor and outdoor weather conditions. Thermostats are set to 78 cool and 64 heat.

Heat maintenance. Checked 1-11, all are running within manufacturer spec. Pressures are correct for outdoor ambient temps. Changed filters, drain lines are clear. Replaced compressor run capacitor on unit #1 and #2. Systems are running correctly and efficiently at departure. Will need to return to complete maintenance on systems #12-16.
DCM19: Heat complete, completed remaining 8 systems. Replaced (3) 22x22x1, (2) 20x20x1, (2) 16x20x1, 14x14x1, and 20x24x1 filters.
DCM2: Heat complete, replaced (2) 16x20x1 filters. Found system #1 outdoor capacitor was low on compressor side. 35/5 reading 30.2/4.8. Replaced dual capacitor and tested operations, compressor amp draw went from 8.3 to 7.6 after replacing. Capacitor is operating properly. Both systems are fully functional and operating within manufacturer specifications at this time. Refrigerant pressures and temperatures are appropriate for indoor and outdoor weather conditions. Maintenance checklist attached. Set thermostat to 64* heat.
DCM19: Completed 11/19 systems, will need to return to complete maintenance on systems 11-16, 5,19. Completed maintenance on systems 1-4, 6-10, 17, 18. Replaced filters (9) 22x22x1 (2)20x20x1. All systems other than #2 are fully functional and operating within manufacturer specifications at this time. System #2 is throwing a fault code for emergency heat had to adjust configuration for the kw from 25kw to 5kw, heat strips were rated for 5kw. System is now functional and operating within manufacturer specification at this time. Placed thermostats to 64 degrees heat. Maintenance checklist attached.
System#4 in c bldg does not have water safeties, I recommend adding. Also old R22, recommend replacing. Did Heat maintenance on units 4,5,8,9,10
DCM9: Heat complete, replaced (6) F20x25x2, (4) F16x25x2, (2)F20x35x2, (1)F20x25x1, (2)F20x20x2, (1) F20x20x1 filters and replaced (1) AX35, (1) AX32, (1) A48, (2) A55 belts. System 1- Arrived to fuse blown. Ohmd through motors and compressors and could not find reason for blown fuse. Replaced 50amp fuse and tested system, system is now operating within manufacturer specifications. System 5- Fails to heat. In first stage of heating heat sensor opens after 10 seconds of run time. In 2nd stage heat the contactor fails to close while having 24v only letting one leg of power through. System 7- still has a failed compressor diagnosed in previous visit. System 8- still has a failed compressors diagnosed in previous visit System 10- Fails to heat. In first stage there is an open circuit inside of the heat strips that is unrepairable and second stage has been unwired due to previous failures. Will need to replace heat strips for system to heat. All other systems are fully functional
DCM1 complete; Heat; (1) F16204 checked. System is fully functional. All components are operating within manufacturer specifications. Refrigerant pressures and temperatures are appropriate for indoor and outdoor conditions. Heat checklist attached.
