Arrived to No Cool Identified faulty thermostat; thermostat is failing to send 24v to reversing valve in cool, causing the system to constantly heat. System is set to ruń in cooling only. Returned all thermostats to Auto change-over mode. Ensured all thermostats were set to Auto ( Heat -62 Cool -78 )
DCM 9; AC; Filters (2) F20352, (4) F16252, (6) F20252, (1) F20251, (1) F20201, (2) F20202, (1) F10451 replaced, Belts (1) AX35, (1) AX32 (1) A55 and (1) A48 replaced. Systems #1-4 are fully functional System #5 is fully functional. Next maintenance bring A46 and A47 belt for indoor unit. System #6 is fully functional System #7 : compressor is still faulty and has been for a year. Mini-split in gym has a compressor that has failed causing 15a breakers in disconnect to fail. DCM2: Heat completed, replaced filters (2) 16x20x1, set thermostats to heat, all systems are operating within manufacturer specifications at this time, below is completed heat maintenance checklist. Thermostat in storage area is not accurately reflecting temperature in climate controlled units. There are no vents in the entryway where the thermostat is located. Recommend moving a vent into entryway or adding a remote sensor and placing it inside one of the units. Set Heat to 57* due to temp in units with doors closed is 73*.
Upon arrival no heat gas company shut valve off to unit. Common wire was not wired in at thermostat wired in to test system. Did complementary safety inspection on heat exchanger found multiple rust pounds, and pinholes, current carbon monoxide readings on home are 0PPMS. system is from 1995 and is 28 years old average lifespan is 10-15 years due to age and condition would recommend replacement.
System #2-5 and #8-16 need 1-2lbs of 410. System is slightly low on refrigerant. Saturation temp on both the low and high side are below expected temperatures. Outdoor temp of 57* should result in a saturated temp of 42-37*. Actual temp was 29*. All above systems were identical with regards to temp charge. Most likely reason being a seasonal maintenance plan where the charge was checked using a manifold with long hoses. After enough pressure checks / maintenance checks refrigerant has been slowly removed inside the technicians hoses. Systems have been in place since 2017. System #6- needs 4lbs of 410. System is low on refrigerant. Saturation temp on both the low and high side are well below expected temperatures. Outdoor temp of 57* should result in a saturated temp of 42-37*. Actual temp was 15*
Checked over dust coming out of vents, ducts could need a cleaning, need to to scheduled a comfort specialist out to give quote on cleaning
Air Handler #2 condensate pump needs to be lowered for better fall.

Delivery (6) 10x6 High Velocity registers. Homeowner was rushed for time and elected to install the registers. Confirmed that homeowner was not experiencing any airflow issues since installation. None reported but stated system hasn’t ran that much due to current Georgia weather.
Removed old equipment and all duct work. Installed new rheem 2 stage 3 ton full heat pump system. Installed new supply plenum, new return plenum with 16x20x4 filter, new emergency drain pan, new pan safety switch, new coil safety switch, new drain line, new lineset, new line hide for longest and drain line. Installed all new ductwork, installed new 10” return duct. Replaced supply vents with high velocity vents. Reconnected high voltage and low voltage wires. Tested system operations in heating and cooling, set proper charge. Will need 6 more 10x6 high velocity grilles.
