Arrived to thermostat set to 69* reading 72* due to homeowner running stove to warm up downstairs. Checked temperatures upstairs and downstairs and found a 5* difference upstairs being warmer. This is normal for 2 story homes that don’t have zoning or dampers. Informed homeowner of 5* difference and the only way to make upstairs and downstairs the same is with zoning but we could use dampers to give her more comfort. Homeowner wants estimate to install dampers. Need to have the comfort advisor who quoted her new system to quote dampers if possible.

Took screen lock off of thermostat, answered homeowner’s questions about how to operate the thermostat. Talked to homeowner about the hole in the drywall she decided to have her plumber repair it while he is repairing the other 2.

Removed old equipment and installed new Rheem 3.5 ton full gas system. Installed 2 new return boxes, new emergency drain pan, new pan water safety switch, new coil water safety switch, new 10” return with new 14x20x1 filter grille, new thermostat, and new composite pad for outdoor unit. Reconnected supply plenum, high voltage, low voltage, drain line, gas line, vent pipe, and return ducts. Tested system operations in heating and cooling, set proper charge.

DCM1 complete; Heat; (2) F20201 replaced. System is faulting on high limit. Identified 90° return air at the grill. The high temp limit switch is designed to open at 100°. Recommend installing a fresh air intake that can offset the high air temperature found on the ceiling. System is maintaining temperature in the condition space

DCM1 complete; AC; (2)F20201 replaced. System is fully functional. All components are operating within design tolerances. Refrigerant pressures and temperatures are appropriate for indoor and outdoor conditions. Put tape around inside of filter grille where cover contacts ( metal to metal ) to try to prevent the rattle. Probable cause of the stained tile is the roof seal at the curb has dry rotted and cracked and is allowing rain water to penetrate to the ceiling tile.
