Homeowners state that they recently started hearing nose coming form the tub in the guest bathroom anytime the toilet in guest bathroom was flushed and also sewer smell. Upon arrival homeowners greeted and and showed met the guest bathroom and I flushed the toilet and could clearly hear the water rushing through the sewer and sewer odor. I then ran the tub for a few minutes and couldn’t see any gurgling or water receding. After I turned off the tub I flushed the toilet again but this time no noise or odor came out and I explained to the homeowners that the p trap had run dry which caused the odor and noise. They did explain that they rarely use the guest bathroom upstairs and have recently started to use it. I explained to them that they need to run the water for the sinks and tub to prevent the traps from drying up. Then I did my water pressure check and they also showed me the kitchen sink leaks at the base of the faucet. I informed them that we could replace it or they could choose
