Homeowner states that she was using the secondary faucet closet to the gas stove and later in the evening she went to the basement and noticed water dripping from the ceiling light fixture and called us. When I arrived homeowner greeted me and showed me the basement area where the ceiling was leaking and it was dry no water marks or anything. I did my inspection since the shut off and GWH are located in basement. I checked the pressure and it was normal at the time but the homeowner has a Flo by Moen and she states she got notifications that the water pressure was to high or to low and it was constantly and they have lived here since 07-08 and hadn’t had a PRV replaced so I recommended replacing it with two PRVs which would help them last a lot longer then just one. We went back to the kitchen and I used the secondary faucet and opened the cabinets and I could see water dripping when the faucet was in use then I pulled out the sprayer and the hose was punctured which caused the leak.
