Call for leak search in utility room. Spoke with Tom and gathered history of issue. He states that leak has been appearing for several weeks, and he has had an hvac technician out multiple times to search as well. I checked pressure on home and found it was nearly 80psi at ~3pm on a weekday. Water heater is 8 years old. Thermal expansion tank bladder is ruptured and is waterlogged, a symptom of intermittent high pressure. I inspected the prv and found visible rust. The water main from the meter to house is galvanized. Sewer lines are mostly cast iron. And the sewer main is near leak area. Possible causes: Saddle tap directly above has two drips. I believe the failing prv is allowing this to drip more during times of high pressure, such as over night. HVAC: hvac exhaust was just worked on within the last day. Residual water may be here still. Signs of exhaust leakage on unit itself. It is still possible that unit may have another leak, but we cannot verify that as it falls under h
