Call for no water pressure on hot side in kitchen faucet. Arrived and met with Matthew. He showed me the kitchen faucet which had poor flow from the hot side. All other fixtures have normal flow. Inspection revealed a slight drip on the hot side shut off valve. Both shut off valves are very old. I discussed options and concerns, stating the shut off valve gaskets have broken off and caused a blockage in the lines. I rebuilt shut off valves. After restoring water I attempted to back flush the faucet to clear the blockage, but the blockage was not able to be removed. Checked water pressure and read at 62 psi at 11am on a weekday. Matthew did express that some symptoms of early prv failure were present, specifically high pressure in the early morning when water is first being used. This is consistent with a pressure regulating valve failing in the early stages.
