Upon arrival customer stated there was water coming from under the toilet. I informed the customer I would have to pull the toilet to check the flange and wax ring. Gave customer estimate. Customer approved estimate. I pulled the toilet and inspected the flange and the flange was cast iron but did not have any cracks. The wax ring was the issue and just needs to be replaced. I installed new Jonny bolts , wax ring ,and beauty caps. I hooked the water back up and tested the toilet and the toilet is working properly with no issues or leaks. I put a seal of caulk around the toilet and informed the tenants to wait 24-48 hours for the caulk to cure.
