Believe based on the inspectors report and pictures, they have a very slow leak coming from a leaking shower liner as that is the only fixture above the affected area. This will require having restoration company out to demo out the tile and redo the shower liner. Also left quote for water heater due to the age of the tank. No sign of any water coming down through the ceiling. Gave option to cut drywall to inspect. Leak is so minuscule it cannot be observed visually. Inspector only found increase in moisture with a moisture reader.
