Arrived on site to do members annual plumbing inspection and member was interested in tankless descaling. While performing annual inspection we came across: - Nine emergency shut off valves that were stiff to turn, meaning that they are at higher risk of failing in the future. -Two gate valves for hose bibs that were seized and cannot turn, meaning in the case that hose bib fails you cannot isolate line for replacement or repairs. -Master bath toilet was loose and able to freely turn, meaning there could be a potential flange failure or bolt failure that could lead to leaks in the future. Built estimates based on our recommendations to resolve issues listed above for member to review and decide if they would like to resolve these issues.
