I recently completed a water heater replacement for a customer in the area. The old water heater was leaking and needed to be replaced immediately. I removed the old water heater and installed a new one, ensuring that it was properly connected and functioning correctly. The customer was very satisfied with the work and expressed gratitude for the prompt and efficient service.
Arrived in the lobby and asked to meet with Jose about the shower issue customers been having with the hot water Jose was not there today however met with another maintenance tech, he mentioned this has been an on going issue for the last three years since the building was built, cleaning crews during the day will use the mop sink soap dispenser and leave the hot and cold valves on for the mop sink basin This causes the hot water running to a few rooms upstairs to go like warm and barely hot, immediately upon turning the valves off the hot water is restored to the units. When the faucet is on it’s allowing cold water to mix with the hot before it makes it to the rooms above Leaving the sinks off when not in use would be the best course of action Installing check valves at the mop sinks can correct this issue even with the water on at the sinks Pricing provided is based on normal business hours, if it’s required we return after hours a second estimate will need to be provided.
Walked building and could not locate a testable backflow preventer. Found 9 non testable units installed. Building does not have a testable backflow device. Floor drains below soda machine needs to be jetted to prevent backups. Found water or condensation dripping from left cabinet underneath. This is possibly from condensation from the drain line. Noticed growths on drywall and green discoloration. Recommend calling the soda appliance company to see if a resolution can be made.

Isolation of water supply to mixing valve and repair. - Hot and cold side of this mixing valve is leaking, a new gasket kit is required to repair leaks. - Once water has been isolated to valve, we shall breakdown unit and install new gasket seals. Restore water to valve once done and check for proper use. Matt is gonna send a quote for replacing two part in the mixing valve
Replace flapper in hallway bathroom and repair handle in master. Customer has another plumber they typically use but he's out of town. Customers master toilet handle had popped apart. I took the screw out and realigned the handle and put it back together. Customers toilet in the hallway way needs a partial rebuild but customer opted to just change the flapper. Left estimates for future repairs on toilets
Check all 9 faucet temperature and the mixing valve need to be replaced and one faucet on the unisex bathroom on the right side faucet keep running water going to send a quote
