Arrived at location and found air gap to backflow dry and backflow not weeping / discharging water. Water pressure at this time on the inlet side was 80psi and outlet side building pressure was 70. Model of PRV is 500XL Wilkins. With pressure creeping up above set point, manufacturer recommends cleaning and or rebuilding. Kit number for rebuild is RK212-500XL. Went down to the lower building to see if that backflow is having issues. This system does not have a PRV installed, static water pressure is 76psi and no signs of discharging from relief.
Adjusted shower assembly Existing delta assembly is not labeled on the valve for hot or cold installation On last visit the caulking was wet and did not want to run shower to test Spoon flipping the valve found the 1/4 turn section inside of the valve stem needs to be turned individually from the valve body I haven’t messed with one of these style cartridges before With the caulking dry I was able to run shower and get a better understanding of how valve components operate
Installed new hot and cold cartridges for master bath sink faucet on left. Also checked out master bath shower temperature issue and corrected. Water takes a long time to get up to temp. I opened bot sink faucets on hot and ran shower to speed up hot water. Stiffness in shower handle cannot be corrected unless a new shower cartridge is installed. This is a mechanical issue within the cartridge. Fixed slight lean to shower valve. If it needs adjusted more, we would need access inside wall to correct 2x4 board that shower valve is connected to. Do not try lifting or bending handle and valve for shower valve to try and correct. This style delta shower valve has thin copper tubing connecting valve body to cartridge. These are prone to stress cracks and could develop a leak if force is applied to the valve body. Located shut off valve for right side hose bib in water heater closet. Water is restored to hose bib. If hose bib is to be removed and replaced in the future, access will need to be
Arrived at the location and check the garbage disposal and took out the p trap and started to snake itnand my cable broke inside the pipe so I used a bigger snake machine to push or retrieve the cable but no luck I open the small grease trap in front of the garbage disposal and the grease trap has not be clean for years so I scoop out all the grease trap and took out the cable and run water to see any back up but the outlet of the grease intercepted is full with grease and there is not a access to clean it out explain everything to the chef that need to get there grease trap clean very good and gets us here so we can cut a access in the outlet of the grease trap and try to clean it
Got information and took pictures of the water heater that have internal leak
Add new caulking seal to shower And installed customer supplied shower head
Returning Monday with cartridges and Matt and better figure out why this bib is hidden behind the hand board and floor joists
Arrived at the location and check the front toilet and flush couple of times and also run water from the hand sink and also check the back bathroom and didn't found any issues
Replaced shower trim and handle assemblies for Roman tub faucet Will be returning in a week when the customer calls us to recaulk the master shower
Found the trap was loose and the sealant used on the trap was dry and cracked Allowing this drain assembly to leak Removed trap assembly and reinstalled with new trap sealant Filled sink and ran for appx 10-15 minutes to ensure no further leaks or issues with this drain or piping It’s unlikely that freeing the disposal on the previous visit caused this leak Also looked at customer lobby toilet Found toilet was leaking at the base and needed to be pulled and reset, after pulling found the entire left ear of the flange has broken off and the flange will need to be replaced Cut out flange with saw and chipped away access, set new flange in with glue joint and secured further with tapcons Reset toilet with new wax ring and tested for leaks, could not find any additional issues with this toilet at the time
Tried to clear out door 3” corrugated drain with box jetting machine, but had no success. Ended up retrieving tons of roots with my k50 sewer machine, roots were located 25 feet into the discharge line. Homeowner needs to contact a French drain company so they can repair the section of piping where the roots are located. Storm drains are still draining as they should with no issues. Emailed copy of invoice to homeowners email.
Installed new basket strainer in kitchen sink right side. Tested work. Cleaned up work area. Left estimate to install new customer supplied cold side valve for 8 inch spread lavy faucet in powder room 1st floor..
Replace the twist waste valve and the overflow pipe on the right side in the double sink in the prep area run water to see any leak and no leaks found also show to the chef on site job is complete
Used Allen key to free garbage disposal basket After doing so ran some water to test for any further backups in the disposal Ran disposal a hand full of times to ensure disposal was working properly Looked at lobby bathroom customer mentioned was constantly running. Found the handle and chain were twisted causing the flapper to stay raised Removed chain and straightened out twists, reset trip lever height and tested toilet by flushing Allowed a few minutes to make sure toilet was no longer running
Wrote estimates to relocate emergency shutoff valves for utility sink, clear storm drain with box jetting machine and inspect storm drain with the camera once the blockage has been cleared. Applied 10% military discount to all estimates. Emailed copy of invoice and estimates to homeowners email.
