Arrived at the location and spoke to the manager on site and he explain everything to me and we check the kitchen area and his location and no water found when to the next place and took alook around the kitchen and water every where open some frp plastic to see inside wall and the mixing valve was leaking and some Cooper pipe also leaking told the manager to call there plumber to come and fix there issues and also the manager told to fix the hot side stem on the triple sink and and and I replaced the stem and also show to the manager job complete
Replace shower cartridge and 2 aerators in upstairs bathroom. Returned and replaced a shower cartridge in a glacier bay shower valve in the hallway bathroom outside the master bed room. Then in the master bed room replaced the two aerators in the his and her vanity faucets. Tested and checked that everything was in working order and were.

Installation of a new PRV in the utility room to correct issues with the pressure fluctuating throughout the building A PRV will maintain equal pressure to ensure no fluctuations. Added, installation of a new thermal expansion tank. - arrived at location and inspected pressure gauge that was previously installed to record water pressure. Gauge at some point spiked to 120 psi. A pressure reducing valve was definitely needed. Installed new pressure reducing valve and set pressure to 65 psi. Installed new thermal expansion tank and set bladder pressure to 65. Restored water and tested for leaks. Flushed toilets and piping in ceiling still has a slight shake when toilets are flushed. A hammer arrest or at this time is needed. Estimate sent over will include material cost only, labor will be free.
Arrived on site and diagnosed pipe movement in ceiling coming from the flush valve toilets. Each time the toilets are flushed, the pipe shakes back and forth. Recommend installing a pressure reducing valve. Currently the water pressure is above 80 psi. And spiked to 100 while monitoring the gauge. Found the thermal expansion tank waterlogged and no longer working. Also, the hot water recirculating pump is seized up and not functioning. Sending over the estimate for the PRV and will have the recirculating pump estimate sent over soon after. Left pressure gauge connected to system. This will tell us exactly what the pressure spikes to after hours.
Shower cartridge in upstairs hallway bathroom has failed, cartridge needs to be replaced asap. All other fixtures in the home had 120 degree water temps with no issues. Existing 6 year old direct vent water heater seems to be working as it should with no issues. Outer coating does have some rust spots, but the pan is not holding water at this time. The rust spots look they may have came from ANOTHER condensation drain failure because the previous installer installed a tee right at the condensate drain. Installed new Moen 1222 shower cartridge in upstairs hallway bathroom, shower is now operating as it should with no issues. Emailed a separate estimate for us to replace the existing mixing valve because it’s starting to seize up at the adjustment knob. Emailed copy of invoice to Kim’s email.
