Christian was very professional and I appreciate his honesty in terms of what he would even do if he owned this house with the toilets. I had asked “what would you do?”

Excellent service!

Christian gave excellent service and advice. I had him look at other three toilets that were running fine as long as he was here. He discovered a very very old gadget in two of the toilets that he recommended be replaced before they start leaking. Awesome price for all his wisdom. Highly recommend him and all who work at Vern’s Plumbing!

Arrived at the location and spoke to Bryon and when to the 6 floor and he show me the dishwasher that it doesn't stop filling and recommend to get an appliance company to check out and that is the only thing he has for us to check out in the apartment

Gave customer estimate on the installation of a temporary CcST line to supply 8 space heaters and a gas fireplace We propose to run 1” CCST from the meter around the outer edge of the home and tee off with isolation valves to each individual unit

Inspected 1st floor powder room toilet. Piston assembly came apart and gasket was not sealing. Reinstalled items and tested. Toilet is working as should at this time. If issue happens again, contacting American Standard for a replacement piston assembly will need to happen. Guide below states how to replace gasket. TURN OFF WATER SUPPLY & DRAIN TANK BY LIFTING CHAIN 1. DESCONNECT CHAIN HOOK FROM LEVER ARM 2. LIFT & SUPPORT THE FLOAT ASSEMBLY BY HOLDING THE GUIDE ROD WITH ONE HAND. 3. REMOVE UPPER FLOAT BY TURNING COUNTER-CLOCKWISE 4, REMOVE LOWER FLOAT LOCK RING BY TWISTING SLIGHTL COUNTER-CLOCKVISE & PULL DOWN TO REMOVE, 5. REMOVE SEAL FROM UPPER FLOAT REPLACE WITH NEW. 6 REPLACE LOWER LOCK RING BY ALIGNING SLOTS WITH TABS ON UPPER FLOAT, PRESS & TWIST CLOCKVWSE TO LOCK 7, RE-ATTACH FLOAT ASSEMBLY-TO GUIDE ROD BY TURNING CLOCKWISE UNTIL TIGHT, 8. RE-ATTACH HOOK TO LEVER ARM

Looked around downstairs powder bathroom toilet for any further signs of a leak or running toilet, was unable to locate any immediate source of a water leak. Tried pressing down on the flush valve to check the gasket pressure with no changes to the running toilet At the time all new parts are already installed, replacing these parts again are not likely to correct this issue with the running toilet. At the time we recommend replacing this toilet with a new American standard or customer supplied toilet. Also looked at upstairs hall bathroom to inspect for signs of another tank leak, replaced the American standard champion gasket and allowed toilet roughly 25 minutes of sitting to ensure no further leaks are found from the tank After allowing some time, checked with customer to see if she’d heard any further noises from the toilet

Installed new owner supplied fill valve and flush valve for an American standard toilet. Had to replace the existing tank to bowl gasket and bolts. Restored water and toilet is flushing as should.

Installed Zoeller battery backup sump system in basement living room closet and new sewage ejector pump in laundry room closest. Each of these pumps got a new check valve/shutoff valves, the ejector pump got a new lid as well. Pumps are operating as they should at this time with no issues. Sent copy for todays invoice to homeowners email.

Could not recreate the issue. The gasket the customer supplied last time was almost on there properly when i fixed it the first time by just sliding it into the groove in the fpush valve. When i arrived it was sitting where i left it, i removed and reninstalled it to see if issue continues. Left estimates with home owner to speak with husband abiut

Customer installed the flush gasket just slightly off and it was allowing water to drain by. I fixed it and checked out the rest of the toilets for any issues. Working as it should now

Pulled and reset leaking powder room toilet and tightened down existing flange. Toilet is working as it should at this time with no issues. For some reason the previous installer used 10 plus shims to set the toilet… I didn’t use any. Did go back with clear caulk since it was installed before. Homeowner will contact a drywall to cut/remove the damaged drywall in the basement bathroom ceiling bathroom. Also emailed estimates to replace the existing 18 year sewage ejector pump and 18 year old sump pump. Sent copy of todays invoice/estimates to homeowners email
