Call for leaking water heater. Arrived and found 50 gallon gas heater had an interior tank rupture, causing water to leak out. Pressure tested and shows 60psi. Water heater is from 2007, as is pressure regulating valve. I recommend replacing the water heater. Furthermore, with consideration to this being an investment property, I recommend the following to help reduce the risk of damage to the property in the future. 1. Join our Maintenance Membership program (Win with Chen). This agreement includes an annual plumbing inspection, which can offer insight in to the condition of the plumbing inspection the home, and prevent costly and preventable plumbing problems in the future. 2. Replace pressure regulating valve. This valve is responsible for reducing water pressure in the home. The current valve appears to be from the 2007/2008 timeframe, and is at the end of its life expectancy.
