Client called us out today to flush their 5 year old rinnai tankless water heater. It had never been flushed before, and we got out a bunch of buildup in the heat exchanger out which will help with efficiency as well as keeping it in warranty and proper maintenance. Cleaned the filter screen on the cold inlet side as well. While testing water pressure I found the hose bib on right hand side of home to be broken. Looked like it had froze at some point and the nut just snapped in half. Gave estimate to replace that broken hose bib on 1/2” pex piping. Home water pressure was good at 60 psi. Also, client had some water damage in the garage ceiling, pretty much directly below the washing machine upstairs. That is the only plumbing fixture above the stains and it’s not constantly leaking, leading me to think it’s the washing machine drain. We ran a cycle to try to make it leak, but ultimately we’re going to have to cut Sheetrock regardless to get access to fix the pipe. It is also pos
