Client called us out due to their main floor powder room toilet slightly leaking at the base, down into the crawl space. While in crawl space we noticed the water pressure reducing valve looked original to home so we checked the water pressure. It was over 130 psi, which is much higher than the ideal range of 50-79 psi. Today we replaced the failed pressure reducing valve with new watts 25aub prv and new ball valve for shutting water off to home.
