Arrived on site to perform members annual plumbing inspection. As we were inspecting bathroom at the top of the stairs we discovered that the we were able to completely tilt toilet from floor, not currently leaking. However, we recommend pulling toilet to asses condition of flange and make repairs if necessary. In the same bathroom under the lav sink we came across a shut off valve that has a slow leak and another that is tough to turn. Due to this we recommend replacement of both valves. In master bathroom we found that on of the shut off valves under the sink was completely seized and recommend replacing. While inspecting water heater we saw that the cold side did not have an emergency shut off and informed customer and offered to build estimate to add one. Customer would not like to move forward at this time, says that his son will come by and see if he wants to take care of issues.
