Existing 15 year old 50 gallon natural gas water heater is operating as it should with no issues. Tank flushed out with no issues even with it being its first flush in 15 years. Theres one issue I found with the water heater. There’s no expansion tank installed on the unit and the home is being supplied by city water. Expansion tanks are required on all heaters that are being supplied by the city because it’s a constant pressure system. Water pressure in the home is currently set at 80 psi and the main water shutoff valve is a quarter turn ball valve. Tried to adjust the pressure down to 75 psi, but had no success. Highly recommend we return to install a new pressure reducing valve. Highly recommend we return to install a new 2 gallon expansion tank, pressure reducing valve and quarter shutoff valve for the refrigerator. Homeowner had no other plumbing issues or concerns at this time. Applied 10% teachers discount to all repair estimates, emailed copy of invoice and estimates to
