Call for leaking water heater. Met with Charlie and discussed the issue. He showed me the water heater, which had water pooling below it for the last day. Charlie said they haven’t had any issues with the water heater until now. Inspection and diagnostics: Pressure on home at~68psi at ~10am on a Monday, taken at back hose spigot* (There is pressure escape allowing water to feed from cold to hot, and trickle back in to water heater. So this reading may be artificially low). Prv is dated as being manufactured in the end of 2017, making it likely installed 7-8 years ago. Galvanized water line appears to have been replaced withcopper, though galvanized tee and line exist for hose spigot and main connection. Thermal expansion tank is connected on HOT side of water heater, has no support, and the bladder is ruptured. Tank weight is pulling copper pipe to the left.
