Performed 3 system AC maintenance on Weather king condensers. During my maintenance I noticed a few things that were addressed with Mrs. Mashburn Guest house condenser- 1. System Contained R22 refrigerant which was completely phased out January 1, 2020 2. Outdoor condensing fan motor had significant oil leak is coming from bearing. If left in this condition fan motor can potentially lock up 3. Amperage on fan was exceeding manufacture specification due to oil loss Central living area condenser- 1. System also contained R22 refrigerant 2. Condenser coil was very dirty and was cleaned off 3. Condenser fan motor amps were coming very close to exceeding proper range Front of home condenser- 1. Condenser fan motor had major oil loss occurring from bearing. 2. Fan motor was exceeding 0.80 A due to this which path put this at a higher risk of failing during the summer 3. System Contained R22 refrigerant. Discuss full conditioner system with Mrs Mashburn and she’s completely aware of ho
