Customer stated: they had a clogged toilet. Tech notes: called out today to look at a clogged toilet. While on site tenant stated they had just moved in Monday and the toilet hasn’t worked since they’ve moved in and they had som supply lines n the washing machine leaking. After diagnosing the supply lines I found the supply lines just needed tightening on the washer box in the laundry room. The toilet is located in the jack and Jill bathroom on the upper level. Resolution: cleared clogged toilet in the jack a Jill bathroom using my closet augur and pulled back tons of long hair. After clearing the clog I tightened the supply lines on the washer box and found everything functioning properly as should. Job status complete. This estimate is to clear the clog in the jack and Jill bathroom toilet using my closet augur and tighten supply lines on a washing machine box.
I find clean out in the back side of the house holding water house is on septic tank I am sure the tank is full they need to call a septic company
Customer/ Tenant States: There are multiple leaks, not just the kitchen sink leak that was on the work order for today. Technician Notes: There is a leak coming from the tubular drain assembly under the kitchen sink, a leak coming from the pop up assembly in the main level powder bathroom that is behind the pedestal sink, and a leak showing up in the garage coming from the upstairs hallway bathroom shower. Resolution: Installed new tubular trap under kitchen sink with a couple new drain nuts and washers. Ran water/ filled sink to test. Leak has stopped. Removed stopper rod from powder bathroom pedestal sink pop up assembly. Stopper rod was not installed properly and had build up on the o-ring. Cleaned and reinstalled properly. Tested for leaks after. Upstairs hallway bathroom shower is leaking from the shower head. Wall below the shower head has water damage. Installed a new shower head to keep water from spraying back at wall. Job Notes: Inspection complete. Job Status: Complete
Customer stated: leak in garage ceiling Technician notes: upon inspection found two leaks in garage ceiling below master bathroom shower. After multiple tests found that one leak was coming from a lose shower drain and the other leak was coming from water being splashed out of the shower and running down the base boards. Resolution: tightened shower drain to stop leak. Separated floor and base board area needs to be addressed. MGP notes: please bill accordingly Estimates: no further needed Job status: complete
Customer stated: they had a leaking shower valve. Tech notes: called out today to look at a leaking shower valve. While on site I found the three handle tub/shower valve is leaking into the crawl space. We will need to replace the current shower valve with a new single handle shower valve but with a 13 inch trim to cover the drilled holes. The only way the shower valve can be replaced is through the tile. Behind the wall is the kitchen sink and floor separates the crawl space from the show valve so the only way to replace the valve is by cutting the tile. I also found a drip coming from a 3/4 cpvc Tee in the crawl space. Resolution: we will need to repair the 3/4 cpvc tee in the crawl space along with replacing the shower valve and tub spout. We will need to add a tub spout with a diverter on it so the tub and shower can be diverted. Job status: not complete. Job notes: need to return with shower valve and cpvc to repair pin hole
Customer stated water leak in yard Found water service line leaking in front yard right after meter box. Plastic pvc male going into meter nipple was broken and leaking. Replaced with 3 foot of pex pipe and two connections. Job is completed. Got signatures before putting line items on invoice.

The tenants complaint is that they are having a leak in the powder bath ceiling The kitchen faucet is not allowing water through the side sprayer The front hose bib is not turning on I found the leak in the ceiling is coming from the guest bathroom toilet on the 2nd floor I found the closet bolts were very loose And I cut the ceiling below to determine where the water is coming from And found the sub floor is becoming very soft The kitchen faucet I found only a trickle of water is coming out of it I removed the sprayer hose and found it is not clogged or having issues There is an issue inside the faucet body The front hose bib when turned on no water is coming out I looked for a shut off valve and did not find it It may be behind sheet rock I pulled and reset the guest bathroom toilet Tested with no more issues The kitchen faucet needs to be replaced and the shut off for the hose bib will need to be found but several holes will need to cut in the dry wall to locate it J
Customer Stated: They had a leak coming from the kitchen faucet. Tech Notes: Upon inspection I found that the leak was coming from the main level kitchen faucet handle. I found that this is a single handle faucet with a pull down sprayer, and it seems that trim along with the packing nut have been loosened. I let the tenants know I would have to replace the existing cartridge, and reassemble the packing nut/trim, but if this does not solve the issue I would need to replace the whole faucet. Resolution: I was able to successfully tighten the packing nut/trim along with the faucet cartridge with no issues. I fully pressurized the hot/cold line with no further issues or leaks. Customer Stated: They had the same leaking issue showing up in the basement from the prior visit MGP was out. Tech Notes: Upon inspection I found that I was unable to recreate any leaks coming from any of the piping or drain lines for today’s visit. I ran water in the upstairs shower/tub, flushed the toilet several times, and ran the faucet for 10-15 mins with no issues or leaks. I even ran the washing machine through a cycle with no issues or any leaks. I did find that the basement shower pan is very low to the ground, and the tenant only has a cloth curtain in place to stop water from getting out of the shower. I made her aware that she would need to get something more durable for this type of stand alone shower, because water is probably leaking out during the shower use, and this could be the main cause for leaking. I ran the basement shower for 15 mins with no signs of leaking or any water damage at all. I let the tenant know if I can not recreate a leak than ResiPro is not goin
Customer stated that the water in the kitchen wasn’t getting hot Upon further inspection was able to determine that the water heater was in good working order but the bathroom it was in is about 30 degrees cooler than the reset of the house I turned up the water heater on both Thermostats and then waited 20 mins to insure water was hot ran water all over house in all bathrooms and in kitchen and was able to get hot water from them Job is complete No estimate needed at this time
CUSTOMER DTATED : Cold side handle in tub has broken. TECHNICIAN NOTES : Out today for the tenants concerns of a broken cold side handle for the tub/shower in the full guest bathroom. All existing stems appear to be non defective at this time and are not showing any concerns. RESOLUTION : Replaced cold side handle for tub / shower. New handle has been tested for proper functions, presenting no concerns at this time. Shower can be used as needed with new cold handle. JOB NOTES : 2 clean outs on the property.
