Customer stated water is leaking from the washer. Found hot side washer line has no gasket where it connects into the machine. Put a gasket on the hose and reconnected. Job is completed.
Customer tested that there is a stain on floor behind bathroom. Found slight discoloration on hard wood flooring behind bathroom. No plumbing above this tested everything in the bathroom to find no issues. Vanity has separated from the wall. I believe the leak could be coming from water getting behind vanity. Customer stated that the discoloration has been there for a long time. I informed him that if it was a water leak or drain leak the floors would have bowed outwards. No plumbing issue detected. CUSTOMER STATED : There is a leak in the half bathroom. TECHNICIAN NOTES : Out today for the tenants concern of a leak in the half bathroom located on the backside of the home. We were not able to recreate a leak by running water through the whole home. We did find however the wood framing to be severely saturated. We ran water on the back side of the home and found water is coming through the back wall of the home due to Foundation issues. Resipro needs to send out a foundation company to resolve tenants concerns. These issues have been going on for a while and I would also recommend resipro to send out a restoration company due to signs of large amounts of mold in the home. There is nothing we can fix at this time. We also could not locate the homes prv. Water pressure is high off hose on front / back side of the house. RESOLUTION : No repairs made. Customer Stated: They had a strange sewage smell coming from the down stairs bathroom, and the toilet upstairs was clogged again. Tech Notes: Upon inspection I found that the upstairs guest bathroom toilet was clogged with brownish water, and whenever flushed it would immediately back up. I also found that there was a sewage gas smell coming from the main level powder bathroom, and it seemed to be coming from the toilet itself. I let the tenant know I would need to auger/plunge the upstairs guest bath toilet, and I will need to pull/reset the main level powder bath toilet for todays visit to help fix/prevent any future plumbing issues. Resolution/Recommendations: I was able to successfully pull/reset the main level powder bathroom toilet with no issues. I tested/flushed the toilet numerous times with no issues or leaks. Tenet stated that the powder room toilet and the upstairs hall bathroom toilet are not flushing properly. Found the water level of the powder room toilet was set to low causing it to not flush properly. The upstairs hall bathroom toilet had a soft tissue clog in the trap of the toilet. Ran closet auger down both toilets and adjusted water level of powder room toilet. Job is completed Built estimate for powder room toilet replacement in case it starts acting up again. Customer stated gas was shut off due to venting issue Found gas shut off to hvac and water heater. HVAC system is new but the vent was never hooked up to it water heater and old ac vent run to what looks to be the chimney but I can not see where they go up into the chimney. Exhaust lines will need to be addressed by an hvac tech before the water heater can be relit. Condensation pump in crawl space is leaking. No power to the outlet the pump is plugged into. No plumbing can be performed until hvac addresses the venting issue and reruns the vents properly.
CUSTOMER STATED : Sludge came out through the kitchen sink overnight. TECHNICIAN NOTES : Out today for the tenants concern of the kitchen sink backing up overnight and woke to “sludge” in the sink. Tenant stated they ran dishwasher last night and woke up to sludge in the kitchen sink. Removed clean out cap closest to the home to check for water flow from all fixtures in the home and found no concerns. Both full bathrooms, kitchen, and washing machine can be used as needed. I believe food scraps in the garage disposal had been pushed out when dishwasher drained its cycle overnight. RESOLUTION : Tested both full bathrooms, kitchen sink, and washing machine box and found no issues. Not a valid recall. JOB NOTES : Not a valid recall. The tenants complaint is that they are having a leak in the storage area of the home We found that there is water all over the floor After inspecting and testing we found the clear hose from the hvac unit was just laying on the floor and when it turns on it empties on to the floor We pushed the hose into the pvc line that goes outside the house and tested it it worked with no issues Job completed No estimates needed
The complaint is that there is a water leak in the powder bath ceiling We found water stains and mold on the powder bath ceiling and wall There is no bathroom above the area so we cut open the powder bath ceiling and found no plumbing in the area of the water stains We did find the clear condensation line for the hvac unit is in the area and it is chewed up where mice or rats have been trying to get in to the water in the line we counted at least 6 holes in a 2 foot section This is not a plumbing issue it is a hvac issue Need to send out an hvac company Job completed No estimates needed This is a vacant house no one to sign
The complaint is that wires are disconnected from the water heater and it is not heating We found that it is a 40 gallon natural gas water heater that is 4 years old We found that the wires for the thermal pile assembly have been ripped off of the heater and 1 of the wires is completely missing I’d recommend replacing the gas control valve and burner assembly Or replacing the water heater We will have to order the gas control valve and burner assembly if the repair is chosen Job not complete
Customer stated that the hall bathroom shower cold side is not working. Found hall bathroom shower cold side stim was stripped out. Hot water constantly dripping out of shower valve as well. Rebuilt the shower valve and replaced the cold side handle Job is completed.

Tenant Stated: She had a rusty/brownish color coming from the fixtures through out the home. Tech Notes: Upon inspection I turned on every fixture through out the home, and was unable to get any discoloration in the water. I ran hot water for 10-15 mins with no brownish coloration or issues. I found that this is a Rheem 50 gallon natural gas water heater located in the garage of home, and was installed back in February of this current year (2024). While on site I checked the whole home water pressure, and received a reading of 140 psi which is outside of state code regulations, and indicates the PRV has failed. I was told by Jamal to contact Sean for replacing the PRV, and never received a response or call back for today’s visit. I did make the tenant aware that this issue must be addressed before further plumbing issues occur to other fixtures through out the home. Resolution: We will need to remove/replace the existing PRV located in the garage of home underneath the water heater
We found problem to be the overflow gasket in the master bathroom leaking when tub is filled to that level. We also found that someone tried to band aid it with silicone, making it a royal pain in the ass to clean out to replace We are going to change it now and test Estimate ready
