CUSTOMER STATED: no hot water TECHNICIAN NOTES: came out today for diagnosis while out on site found that the water heater located in the basement of the home the unit was set to pilot which tenant did not know why but will need to adjust RESOLUTION: as of today adjusted the water heater to B setting and had heater fire right up without further problems or concerns, unit located in the garage of the home . As of today Burner assembly is fired and working without further issues. JOBSTATUS: complete

Customer stated there is a leak from under the kitchen sink and one in the garage that happens sporadically. Upon further inspection found the basket strainer to be leaking. Found that the leak in the garage was coming from the sink in the kitchen kitchen is right above the spot in the garage where tenant said leak was coming from sporadically. We replaced the strainer basket under the kitchen sink Filled sink and ran water for 5 mins to insure leak is stopped Everything appears to be in proper working order Clean up work area Only visible clean out was between the two houses and is a 6 inch Job complete.

Tenant States: They have no hot water. Technician Notes: Out today to look into issue with the Rheem water heater located in the utility room. Pilot light is out. Attempted to light pilot. There is no gas. Went to the side of the house to find a lock on the gas meter. Gas is off and locked. Tenant/ responsible party did not pay gas bill or set up gas bill. CUSTOMER STATED: leaking tub spout in hallway bathroom shower head , and drips at tub spout, master bathroom tub spout leaks TECHNICIAN NOTES: came out today for diagnosis while out on site found hallway bathroom upstairs was leaking from tub spout and shower head also had a drip , master bathroom had. Tub spout which did not seal properly causing water to spray after diverting RESOLUTION: replaced tub spout in hallway bathroom asking with resealing shower head and replacing cartridge and found no further issues , master bathroom tub spout was also replaced and found no further issues with the new tub spout in bathroom , both hose bibs are on street pressure, so water heater pressure was correct at 60 psi JOBSTATUS; complete

CUSTOMER STATED : There is a leal appearing on the kitchen ceiling downstairs coming from full guest hallway bathroom upstairs. TECHNICIAN NOTES : Out today to the residence for the tenant’s concern of there being a inconsistent leak coming from the full hallway bathroom upstairs. Tenant stated when someone uses the tub/shower, you can hear water drops near where the tub/shower drains. While on site we have flushed toilet, ran single vanity, and ran tub/shower upstairs for 20 minutes but could not create a leak. Water has also been ran on all trim fixtures in the unit. RESOLUTION : Told tenant to not patch holes cut while on site today to diagnose in case a leak is created and it can be located easier. No repairs made today. Cut 2 small holes on the ceiling in kitchen area for diagnosis. JOB NOTES : No exterior clean out located on the property. JOB STATUS : Job complete

CUSTOMER STATED: toilet not flushing TECHNICIAN NOTES: came out today for diagnosis while out on site found that toilet handle was broken and will need to replace. RESOLUTION: as of today toilet handle has been replaced and explained to tenant if we do have to come back out we will send in for replacement of toilet due to possible clogged jets in toilet not letting toilet bowl fill up all the way. The tenants complaint is that they heard the water heater making a noise We found that the water heater is making a noise because the t&p is blowing off because of the high water pressure We also found that the water heater is installed incorrectly useing shark bites and pex and black iron piping The black iron was used to make a leg for the thermal expansion tank and it is so corroded and it is leaking in multiple spots The shark bite females connected to the water heater are both corroded and 1 appears to be leaking We found the water pressure to be well over 100 psi My recommendation is to replace the water heater and install it correctly We did replace the prv in the home Tested with no issues Job not completed Need to send estimate to resi

CUSTOMER STATED: they were not having hot water. TECHNICIAN NOTES: called out today to look at a water heater with no hot water. While on site I found the Rheem water heater didn’t not have the serial number or model number sticker on the water heater. You can look at the heater and see where it has been removed. The issue with the hot water heater is the gas control valve. Whenever water heater is being ran the blinking light on the gas control valve stays at 1 blink when means no issue. When no water is being ran through the hot side the gas control valve reads 7 blinks meaning the gas control valve is failed. RESOLUTION/RECOMMENDATIONS: the gas control valve on the Rheem water heater needs replaced or the pilot light will continue to go out.
