CUSTOMER STATED: The toilet was leaking, but was not used very often. The faucet was not turning on for the hot side of the master bath, and there was a clog/back up for the bathroom. TECHNICIAN NOTES: Upon inspection I found that this is a rounded toilet located in the hallway bathroom of the home. I found that the porcelain has cracked at the bottom of the tank, and is the source of the leak. I found that the faucet handle is broken, and the cartridge inside has most likely broken as well. I also found that there is no PRV installed in the crawl space of home, which means this home is getting full street pressure from the water meter directly into the fixtures through out the home. I let the h/o know that none of these items would be covered through warranty due to this not being normal wear/tear. CUSTOMER STATED: they had a couple of leaking toilets. TECHNICIAN NOTES: called out today to look at a couple of leaking toilets. While on site I found on toilet being in the upstairs in the guest bathroom and the other on the main level in the master bathroom. I tested the toilet up stairs multiple times and could not recreate the leak. The toilet on the main level was the same way. I tested multiple times and could not get a drop of water to form. The only issue with the toilet I found was how wobbly it is. I tried presenting an option to the home owner to pull the toilet and inspect the flange and he said he wanted to do it himself. RESOLUTION/RECOMMENDATIONS: I recommend pulling the toilet in the master bathroom and inspecting the flange to make sure it is installed properly instead of too high. The tenants complaint is that there is a water leak in the kitchen ceiling We found that there was a constant water leak in the kitchen ceiling We cut the ceiling open in 3 places to locate the leak and found that the leak is coming from the hot line going the guest bathroom shower valve We then cut the wall in the guest bedroom wall and found pin hole leak We cut the pin hole leak out nd installed a new section of pex Tested with no issues Job completed no new estimates needed

The tenants claimed to have a pipe leaking in the garage and a sink that would not turn off and was leaking. Tech notes.. came out today to diagnose a leaking pipe in the main level garage and a leaking sink. While on site found the upstairs master bath sink was leaking from the drain and the cartridge had gone bad. In the garage we found the drain to have no leaks and was draining perfectly. Resolution.. rebuilt the cartridge in the upstairs master bath and replaced the pop up assembly and p trap. After tested no leaks were found. No further concerns at this time. Tenant States: Leak under kitchen sink, thinks the leak is contributing to the high water bill she has been getting. Technician Notes: Out today to look into issue with a leak and a high water bill. Leak located under jigged sink is coming from the tubular near the right side basket strainer. High water bill is caused by a running toilet in the upstairs guest bathroom. Looked at two other toilets in the home as well and inspected for issues. Resolution: Replaced tubular fittings and washers, added in a new extension piece so the tubular nut could fasten around the drain properly. Included a new brass basket strainer nut as well. Filled sink and tested for leaks. Upstairs guest bathroom toilet is siphoning due to fill tube being shoved down into flush valve. Cut back fill tube and installed proper clip. CUSTOMER STATED : Tub is leaking TECHNICIAN NOTES : Out to the residence today for the concern of the master bathroom tub upstairs leaking onto the powder bathroom ceiling. The master bathroom tub drain’s seal has worn out and needs to be replaced. After removing the tub drain, we did find out the threads on the tub shoe are cross threaded due to the previous contractors. To ensure best repairs, we have installed a new chrome tub drain. RESOLUTION : Replaced brushed nickel tub drain with chrome tub drain in master bathroom. Repairs have been Checked and tested for leaks. Customer/ Tenant States: Kitchen faucet is leaking. They notice it more after they use the faucet. Technician Notes: Out today to look into issue with the faucet in the kitchen. Two handle kitchen faucet with side sprayer. Ran faucet and tested for leaks with no noticeable issues. Pulled the aerator and found heavy build up. Water is getting trapped above the aerator when the faucet is turned off and then dripping out over time. Resolution: Took apart aerator, cleaned and rebuilt. CUSTOMER STATED : Possible leak in garage ceiling. TECHNICIAN NOTES : Out today for the tenants concern of there being water damage spots on the ceiling in the garage. I have cut the ceiling and have found no plumbing within the ceiling. Above is the roof. You can clearly see where water has leaked caused by a roofing issue. Resipro will need to send a roofer out to address these concerns. While on site I have inspected the homes pressure regulating valve and found it to be defective and leaking causing the water pressure to be below regulated code at 40 PSI. Homes whole home shut off valve also needs to be modified to be downstream of prv. RESOLUTION : Replaced the existing whole home shut off valve and defective pressure regulating valve that is located In the utility closet behind the HVAC unit. New prv has been installed with double unions for easier repairs in the future. Repairs have been pressurized and tested , showing no concerns at this point in time. JOB NOTES
TECHNICIAN NOTES: came out today for diagnosis while out on site found a cracked cpvc line , will need to replace hose bib along with 2 feet of piping in order to address issue location is the powder bathroom of main floor. RESOLUTION: replaced hose bib along with damaged section of piping which once repaired I found no further issues or signs of a leak it is a non insulated hose bib due to freezing temps caused the piping material to crack and burst lots of water damage in main floor .
